As the Project Manager, you are expected to take total responsibility for the effective management of all phases of a project (or projects) from initial establishment to handover and project closure.
This role requires coordination, thought, and leadership skills to encourage maximum contribution of all participants in the project and focus these to maximize outcomes for all stakeholders. You will be expected to independently undertake the following tasks:
Develop Project Delivery Plans.
Prepare Monthly Status Reports.
Establish Anticipated Cost Reports.
Ensure timely issuance of meeting minutes and meeting agendas.
Manage international stakeholders.
Establish the project budget in accordance with client requirements; manage and forecast expenditures to achieve completion within budget.
Establish a detailed overall project program with clear milestones and objectives to ensure successful delivery.
Establish and maintain an accurate and up-to-date risk register.
Prepare Project Control Group (PCG) reports and attend PCG meetings as required.
Chair weekly project meetings as required.
Prepare RFPs (Requests for Proposal), write scope, and manage tendering.
Lead value engineering, buildability analysis, and support critical review of design and documentation to minimize risk and maximize outcomes.
Lead contract administration, ensuring contracts with clients, consultants, and suppliers are properly executed and maintained. Carry out contract administration of all vendors professionally and in accordance with legal requirements to protect commercial interests of the client and JLL.
Establish anticipated cost reports, including cash flows and accruals. Ensure invoices from vendors are submitted in a timely manner to both clients and JLL accounting.
Review and provide recommendations on variations. Collect and vet appropriate supporting documentation for submission to clients. Obtain timely client approvals.
Implement and maintain JLL Health, Safety, and Environmental systems and take responsibility for areas under your direction.
Ensure attention to detail on all deliverables and that the overall quality of the final products positively represents JLL, including contractual documents (as-builts, deeds of release, client training, etc.).
Ensure a Safety and Environmental Plan is in place and actively complied with by yourself and others.
Be able to effectively run the project in the absence of the Senior Project Manager or Director.
Manage completion of project closeout and financial closeout.
