Projects typically consist of interior renovations of commercial admin spaces as well as retail projects. Role requires an onsite presence in the client's New York City offices or project sites a minimum of 3 days/week as dictated by project and client requirements. This job is part of the Project Management function. They are responsible for the management of projects from initiation through completion. **What you’ll do** + Manage all facets of project management (budget, schedule, procurement, quality & risk) for individual construction projects including planning, design, construction, occupancy, and closeout. + Demonstrate capability to read, understand and apply standard to moderately complex documents affecting real estate projects, including but not limited to agreements/contracts, leases, work letters, project charters, surveys and drawings. + Interface directly with clients to define project requirements. Prepares scope of work, project delivery resource requirements, cost estimate & budget, work plan schedule & landmarks, quality control, and risk identification. + Identify project delivery resources from pre-qualified lists or through individual project qualification process; conducts standard request for proposals; completes bid analysis; recommends resources to clients. + Lead project resources/team providing project mentorship and direction to achieve project goals. + Implement communication plan for meetings and written reports/meeting minutes to keep client and project resources informed. Facilitates project meetings. + Implement project documentation governance aligned with company and Client requirements. Ensure project data integrity and documentation is accurate, timely and coordinated. + Track progress of each project against goals, objectives, approved budgets, approved timelines. Reports status and variances. Builds action plans to meet objectives, budget, and schedule. + Assess change requests to resolve impacts to scope, budget, schedule, quality, and risk. **What you’ll need** Applicants must be currently authorized to work in the United States without the need for visa sponsorship now or in the future + Bachelor's degree (BA/BS/BEng/BArch) from College or University in a technical area of study. Minimum four years of related experience and/or training. PMP (US and/or Canada) and LEED AP preferred. + Experience with LEED & WELL, LEED AP & WELL AP certification preferred. Registered or unregistered architect, project manager or designer, licensed professions preferred. + Licensed Architect or Interior Designer with space planning experience is preferred. + Architecture/Design firm experience, corporate workplace/office financial service design management experience is highly preferred. + Proven experience leading multiple commercial real estate interior projects in varying stages simultaneously. + Ability to read and understand architectural drawings. + Intermediate skills with Microsoft Office Suite. Ability to read and understand architectural drawings. + Knowledge in MS Project, leases, contracts, and construction practices. + Excellent written and verbal communication skills and the ability to effectively present information to clients and stakeholders. + Strong organizational and analytical skills and the ability to provide efficient, timely, reliable, and courteous service to customers. The minimum salary for this position is $110,000 annually and the maximum salary for this position is $140,000 annually. The compensation that is offered to a successful candidate will depend on the candidate’s skills, qualifications, and experience. Successful candidates will also be eligible for a discretionary bonus based on Turner & Townsend’s applicable benefit program.
