Job Description
Our client is seeking a Project Manager to join their federal team based at Tripler Army Medical Center (TAMC) & Schofield Barracks, Oahu, HI.
• Serve as a primary on-site leader for execution on assigned projects, primarily related to the HVAC mechanical equipment, BAS/Controls (Direct Digital Control (DDC) systems), electrical upgrades (low/high voltage), Cybersecurity, and other MEP related equipment and systems.
• Manage the selection, scope of work, procurement, quality and payment of project materials, vendors and subcontractors
• Negotiate, prepare and issue subcontracts
• Develop project schedules and execute according to plan.
• Ensure that assigned projects are executed per the quality control plan, on-time, billed within budget and within scope of the contract.
• Ensure work performed is in compliance with state, local and Federal legal requirements and operates on the job with the highest of ethics
• Adheres to and ensures project personnel and subcontractors adhere to all safety standards, internal policies, and US Army Corps of Engineers requirements regarding health and safety (EM 385 1-1).
• Understand project and contract scopes; actively pursue growth opportunities and collaborates with customers to help achieve desired outcomes
• Help prepare and approve cost estimates, contract terms & conditions, and technical responses to client requests for information, bids, and proposals
• Ensure Site Superintendent(s), Technician(s) and subcontractor(s) complete assigned work per established standards, and thoroughly communicate the services performed and completion criteria to customers
• Complete timely and accurate project billing to maintain profitability goals and positive cash flow
• Analyze financial reporting and project schedule to proactively address potential problems. Effectively communicates project progress, issues and financial status to leadership as required
• Provide periodic project status updates, and monthly revenue, cost, and gross margin forecasts
• Manage risk, establish project recovery plans, and resolve disputes to minimize escalation
• Ensure project document controls and deliverables comply with contract requirements and client standards
• Manages the selection, ordering, and delivery schedule of materials to be procured for the projects assigned
• Coordinates customer-training requirements

Skills and Requirements
• Five (5) or more years of direct project management experience in the Building Construction Industry
• Experience managing project financials (P&L management experience)
• Demonstrated verbal and written communication skills. Must have the ability to communicate technical material to a non-technical audience
• Proficient in Project Management software and financial accounting systems. Proficiency with Microsoft Project preferred.
• Strong personal computer working capabilities in MS Office (Excel, Word, Powerpoint, Outlook) and basic Windows environment
• Ability to obtain and maintain required government security clearances as needed. (This involves a background/character, criminal history, employment, and credit check.) • Management experience with projects related to HVAC equipment and controls, BAS management, Fire Alarm/Fire Suppression management, and/or Electronic Security Systems
• Experience managing projects related to HVAC equipment, controls (direct digital controls) and building automation systems
• Experience working with projects including large HVAC mechanical equipment (chillers, boilers, etc)
• Experience reading and interpreting government contracts and government procurement standards
• Experience managing multiple trades and subcontractors
• Experience managing project(s) at government sites (DoD preferred)
• Experience managing project(s) at medical facilities (DoD preferred)
• Bachelor’s degree in Construction, Civil, Mechanical, Electrical Engineering, Construction Management, Architecture or related field, or an Associates Degree with equivalent work related experience
• BAS Industry certifications, licenses, and/or training (Metasys, Tridium Niagara N4, etc)
• Experience using Procore – project management software
• Construction Quality Management for Contractors (CQM) certificate
• OSHA-30 certificate
• First Aid/CPR certificate
