Job Description
Join our dynamic team as a mid-level Project Manager overseeing in-house bid coordination for hotels and car washes. We are looking for candidates with over 5 years of experience managing a diverse portfolio of commercial projects valued at $10M or more. Experience with ground-up or design-build projects is highly preferred.
Responsibilities
Coordinate all activities with the Superintendent and project team.Take full ownership of all project finances.Organize, understand, and maintain up-to-date contract documents.Prepare the project construction schedule with input from the Superintendent and required subcontractors.Coordinate the intent and implementation of the final project budget.Issue all subcontracts.Plan and schedule projects effectively.Prepare a master submittal schedule and submittal log.Schedule and conduct regular owner and subcontractor coordination and preconstruction meetings.Receive, review, document, and resolve all project-specific issues.Receive, review, and process all subcontractor Requests for Information and Requests for Proposal forms.Prepare, distribute, and acquire approval for all Owner Change Order Requests.Prepare and distribute all subcontractor Change Orders and associated budget revisions.Prepare and distribute the monthly Owner Applications for payment.Oversee all project administrative logs and close-out activities.Essential Skills
5+ years of experience in project management.Commercial construction experience, including hotels, apartments, and retail projects.Proficiency in project coordination and document control.Experience with change orders and construction administration.Ability to work independently.Proficiency in Microsoft Office.Ground-up experience on projects valued at $3M+.Additional Skills & Qualifications
2+ years of experience as a Commercial Project Manager or Assistant Project Manager.Willingness to learn and adapt to processes.Experience in site development.Work Environment

Pay and Benefits
The pay range for this position is $100000.00 - $120000.00/yr.
50% health benefits paid for by client. 401k matching program offered after 1 year of employment.

This is a fully onsite position in Chesapeake,VA.
