Job Description
Role and Responsibilities
Participate in kickoff meeting to start the project along with the staff that will be in charge of the job. Coordinate mobilization of equipment and staffing necessary to commence works along with Superintendent. Review scope of work/contract, budget and schedule of values with Executive Project Manager. Receive project schedule baseline and update as needed (include delays and or changes to baseline). Document project delays, request time extensions that affect project schedule and any changes that may affect AG and benefit in case of future claim. Continue the submittal process once Executive Project Manager assigns job. Participate in final negotiation contract lump sum agreements with subcontractors. Responsible for coordinating with vendors such as shoring, Post Tension (PT) cables, rebar the delivery of materials to the jobsite on a timely manner. Responsible for notifying delays by vendors to upper management. Participate in weekly general contractor meetings. Monitor project budget on a monthly basis. Monitor purchases and rentals, all purchases/rentals should be approved by PM prior to placing the order in Subbase. Prepare change order (CO) takeoff draft, if CO exceeds 25K, this CO will be approved by Executive Project Manager, if the change is “added scope” on a larger magnitude, estimating will prepare CO. Keep all logs updated, such as change order log, action log, rfi log, trekker log, PT log, etc. Prepare pay applications (AIA/Textura), discuss with Executive Project Manager and General Contractor (GC) and submit to the accounting department for final sign and seal/submission. Prepare pay applications for subcontractors, verify work progress personally and submit backup necessary (if any) to the accounting department for final payment. Discuss application with Executive Project Manager for final approval when applies. Responsible for coordinating concrete service, pump service and finishing services through Subbase and directly with vendor. Cancellations of services as well, if needed. Coordinate submittal of PT elongation reports, track approval letters and cutting of cables accordingly. Keep record in server of all reports and letters. Work closely with Superintendent to coordinate any events on the critical path, evaluate progress, acceleration possibilities and take remedial action if needed. Ex. Supplement subcontractor when behind, rent additional equipment, etc. Coordinate accordingly all material and equipment returns on a timely manner to guarantee budget control. Implement safety and quality in accordance with company and OSHA standards. Responsible for providing all project closeout documents, warranties, as-builts and punch lists to Executive Project Manager so he/she can close job out. Authorized and obligated to stop work whenever any task or series of tasks are observed or anticipated to be unsafe. This holds true for both self-performed or subcontracted work. Be main point of communication from AG to General Contractor (GC), this is responding to all written and verbal requests from GC and or AG. Performs other related duties as assigned.
Qualifications and Education Requirements
Associate or Bachelor degree in construction, architecture or engineering is preferred 10+ years of experience in construction Proficient knowledge of pre-construction and its practices Must be able to work independently and manage multiple tasks in a fast pace environment Must be able to recommend creative, innovative and cost saving solutions to projects Ability to identify, adapt to, and resolve complex issues Strong written and verbal communication skills as well as detail orientated Possess strong mathematical and computer skills Excellent time management and organizational skills
Preferred Skills
Strong knowledge of Civil/Structural & finish work Advanced written and verbal communication skills Proficient use of Procore, Textura, Excel, Word, Outlook and construction related programs Ability to handle various projects at one time; prioritize and work within deadlines Ability to work independently; highly organized, understanding of big picture Strong math skills Bi-lingual is preferred, but not required.
Physical Requirements:
Prolonged periods sitting at a desk and working on a computer. Must be able to lift up to 15 pounds at times.
