Job Description
We are seeking an experienced Construction Project Manager to oversee projects involving schools, public buildings, fire stations, and hospitals. The ideal candidate will have a strong background in commercial construction, with expertise in ground-up construction. Experience in managing both large and small projects, typically averaging between 3 to 5 million, is essential. A minimum of 10 years in the construction field is required, and the candidate will be responsible for assisting in managing multiple projects ranging from 2 to 14 projects simultaneously, depending on their size.
ResponsibilitiesPlan, organize, and direct activities concerned with the construction and maintenance of structures, facilities, and systems.Study job specifications to determine appropriate construction methods, time, and costs.Prepare contracts and negotiate revisions, changes, and additions to contractual agreements with architects, consultants, clients, subcontractors, and suppliers.Obtain all necessary permits and licenses.Schedule projects in logical steps and budget time required to meet deadlines.Explain plans and contract terms to field personnel, administrative staff, and other relevant stakeholders.Inspect and review projects to monitor compliance with building and safety codes, and other regulations.Confer with supervisory personnel, owners, contractors, and design professionals to discuss and resolve complaints and problems as necessary.Plan for the long-term success of the project, ensuring that schedules are met and quality control is maintained.Assist colleagues as needed to help meet the company's overall business objectives.Understand policies, standards, and procedures.Have knowledge of company equipment, applications, and resources.Possess knowledge of the AIA 17 division breakdown.Understand business and management principles involved in strategic planning and resource allocation.Essential SkillsProject management skills in commercial and institutional construction.Experience in managing construction projects, including schools and general construction.Proficiency in handling change orders.Ability to manage commercial construction projects.Additional Skills & QualificationsExperience working directly with company leadership.Ability to manage both paperwork and on-site tasks effectively.Work Environment
The work environment features a brand-new office conveniently located near main highways with on-site parking. The office has a small, personal feel, allowing for direct interaction with the president and project teams. While the candidate will primarily work from the office managing paperwork, occasional visits to job sites will be necessary to oversee operations managed by on-site superintendents.
Pay and Benefits
The pay range for this position is $120000.00 - $150000.00/yr.
