DUTIES & RESPONSIBILITIES
Scope:
At project inception, in conjunction with the Senior Project Manager, identify and record the needs, requirements and constraints of the Client. Establish effective project plan to achieve these goals. Create a preliminary project budget and programme for client approval.Organize & analyse procurement of all contractors & suppliers.Represent the Client from inception to completion of the project.Manage the pre-design, design, construction and completion stages of the project.Track and report on the actual progress & actual spending, compared to programs and budgets, and advise corrective action to Client.To represent and promote the company throughout the project.To achieve company profit targets set for the project.To market the company in its pursuit of project opportunities.Be able to independently manage 2~3 project at the same time.Roles and Responsibilities:
Establish and effectively lead the project team reporting to the SPM to achieve the best possible performance from all members.Within each project, establish an effective organization structure for reporting and responsibility, and establish working procedures which recognize and comply with Company operational standardMonitor and report on the Company resources engaged in the projects, and to allocate these resources to complete the project within the Company budget.TECHNICAL AND ADMINISTRATIVE SKILLS AND COMPETENCIES:
Language & Computer Skills:
Proficient in Cantonese and English, in both oral and writing communications.Proficient in Excel, Word to complete analysis & reports.Well practiced in creating detail schedule with MS Project or Excel.Well practiced in Power Point for presentations.Familiar with project related software, CAD etc.Management Skills:
Survey Client basic needs, complete commercial assessments and prepare PM proposals to Client.Organize & chair meetings & produce effective minutes.Prepare design briefs.Engage and manage professional consultants necessary for the design and documentation of the project.Carry out value engineering, buildability analysis, and critically review the design and documentation.Carry out efficient contract administration.Produce effective technical reports and regular program reports.Implement an appropriate quality control system.Business Skills and Competencies:
Be familiar with local contractors, suppliers and marketUnderstand the legal requirements for projects.Assist the Project Teams as appropriate to carry out commercial negotiations with contractors, consultants and authorities.Contribute to market analysis and the marketing process.Interpersonal Skills:
Motivate the Project Team members.Provide leadership to Team in conjunction with the SPM.Ensure effective delegation of responsibility and authority.Create an environment where all Team members are encouraged to contribute.Manage company staff to achieve enthusiastic and effective contribution to projects..
COMPENTENCIES
General:
Demonstrated achievement of competency at all required levels of Project and Development Management.Demonstrated willingness and ability to constantly improve existing competencies to achieve the next level requirement.Evidence of ability to further progress to Senior Project Manager within a realistic timeframe.Evidence of emerging strategic and leadership skills and the ability to focus on profit planning whilst maintaining high levels of client satisfaction.Education / Work Experience:
A degree in a relevant field, and Three (3) years experience related to all aspects of Design/Construction/Project Management in Interior Fit-out Projects, for multi-national Clients.A strong understanding of all aspects of Interior Fit-out Management including, management on schedule, quality, cost, and risk management, negotiation, etc.Location:
