The CBRE DCS is looking for a Data Centre Senior Project Manager to handle cultivation and delivery of small and large projects in Japan. Job Title: Senior Project Manager CBRE is delivering projects in over 40 countries worldwide, and we are excited to invite applications for a Project Manager position. The successful candidate will primarily focus on project delivery at our data center sites in Japan, with opportunities to work on projects in other countries as well. As a Senior Project Manager, you will provide strategic commercial and project management oversight to ensure the successful execution of our projects. We are looking for a dynamic individual who can lead, manage, and develop project opportunities, ensuring that projects are secured and delivered safely, on time, and within budget—always striving to exceed client expectations. You will report to the Head of Projects responsible for our business in the APAC region, with additional support from the local project team and account team. Collaborating with local Contract Managers, Area General Managers, Technical Specialists, and fellow Project Managers, you will have the opportunity to deliver asset repair and improvement projects across all aspects of the built environment. Join us at CBRE and be part of our commitment to excellence! **Key responsibilities** • Liaise with key stakeholders to understand their requirements and explain the feasibility of potential solutions, becoming a trusted advisor in the process. • Collaborate with internal team members, external designers, and subcontractors to define and document the scope of work. • Develop a comprehensive understanding of the project’s full scope in line with the desired business case, ensuring adherence to budget requirements and expected profit margins. • Manage the tender process on behalf of the customer, including conducting thorough analysis of subcontractor and supplier bids. • Identify and mitigate all statutory and commercial risks associated with the project. • Ensure adherence to CBRE’s Quality, Health, Safety, and Environmental (QHSE) practices and project management policies throughout the project lifecycle. • Coordinate with relevant stakeholders to ensure effective implementation and customer acceptance aligned with project plans and requirements. • Manage project delivery within budget, aiming to maximize profit through cost reductions while delivering best value to our clients. • This role plays a crucial part in promoting and supporting the core RISE Values of CBRE: Respect, Integrity, Service, and Excellence. Person Specification **Skills** • Exceptional ability to communicate clearly and present confidently in Japanese, along with strong verbal and written communication skills in English. • Demonstrated negotiation skills, with a solid understanding of commercial and financial metrics. • Proven experience in managing both internal and external customer relationships effectively. • Proficient in IT applications, including MS Office, MS Teams, and MS Project. • Fully competent in project management methodologies, with a comprehensive understanding of construction health and safety laws and regulations. **Experience and desirable expertise** • A minimum of 5 years of proven project management experience in M&E, FM, construction, engineering, or critical environments, with demonstrable evidence of successfully leading and managing project teams. • Possession of formal project management qualifications (or similar). • A solid understanding of the Japanese supplier, contractor, and consulting markets relevant to the field. • A strong desire to advance within CBRE and the ability to pass background security checks. **Qualifications** • Recognized technical qualifications in construction, M&E, or a related field. • A Japanese construction / electrical license is a requirement. • Proficient in written and verbal communication, with strong literacy and numeracy skills. • A recognized qualification in project management is desirable. **Aptitude** • Strong interpersonal and communication skills, with the ability to inspire confidence in others. • Open to change and adaptable to agile processes, capable of managing a high degree of variability. • Highly motivated and results-oriented. • Exceptionally organized with a keen attention to detail. • Proactive and positive approach to problem-solving. • Committed to continuous improvement for oneself, others, processes, and outcomes. **Circumstances** • Base is one of our client sites or our main office in Tokyo, Japan • Ability to travel across Japan as the needs of the role requires.
