Position Overview

JLL Mumbai is seeking a dynamic Project Lead to join our Project & Development Services team, managing mid-scale development and fit-out projects across Mumbai's commercial real estate landscape. This role offers an excellent opportunity for a rising professional to lead project execution while developing comprehensive project management skills within India's most dynamic commercial real estate market.

Working within JLL India's market-leading PDS platform, you will coordinate project delivery across diverse property types including commercial offices, retail spaces, industrial facilities, and mixed-use developments. This position provides direct exposure to marquee clients and complex project challenges while building expertise in Mumbai's unique regulatory and construction environment.

Key Responsibilities

Project Execution and Management Lead end-to-end project delivery for developments and fit-out projects ranging from ₹10-50 crores, ensuring adherence to quality standards, timelines, and budget parameters. Coordinate project activities across design development, regulatory approvals, construction execution, and project closeout phases. Manage project documentation, progress reporting, and stakeholder communication throughout project lifecycle.

Client Relationship Management Serve as primary day-to-day client interface for assigned projects, providing regular progress updates, managing expectations, and addressing project-related concerns. Coordinate client meetings, site visits, and progress presentations while maintaining JLL's reputation for excellence in client service. Build and maintain strong client relationships to support repeat business and referral opportunities.

Vendor and Contractor Coordination Manage relationships with contractors, consultants, and vendors including architects, MEP consultants, civil contractors, and specialty service providers. Coordinate contractor selection processes, contract negotiations, and performance management throughout project execution. Ensure compliance with safety protocols, quality standards, and project specifications across all vendor activities.

Construction Management and Quality Control Oversee construction activities including site supervision, quality inspections, and progress monitoring to ensure deliverables meet JLL standards and client expectations. Coordinate construction schedules, material deliveries, and trade coordination to maintain project timelines. Implement quality assurance processes and manage correction of deficiencies and punch list items.

Budget Management and Cost Control Monitor project budgets, track expenditures, and implement cost control measures while maintaining quality standards. Coordinate change order processes, vendor payments, and budget reporting to senior management. Identify cost optimization opportunities and value engineering initiatives to enhance project profitability.

Regulatory Compliance and Documentation Ensure project compliance with Mumbai municipal regulations, building codes, fire safety requirements, and environmental standards. Coordinate with regulatory consultants for permit applications, approvals tracking, and compliance reporting. Maintain comprehensive project documentation including drawings, approvals, contracts, and progress records.

Required Qualifications

Experience Requirements 8-10 years of progressive project management experience in construction, real estate development, or related field with demonstrated success managing multiple concurrent projects. Experience in Mumbai commercial real estate market with understanding of local construction practices, vendor landscape, and regulatory requirements. Proven track record delivering projects on time and within budget parameters.

Technical and Industry Knowledge Understanding of construction processes, building systems, and project delivery methodologies for commercial real estate projects. Knowledge of Indian building codes, Mumbai municipal regulations, and safety requirements for construction activities. Familiarity with design coordination, MEP systems, and interior fit-out processes for office and commercial spaces.

Project Management Skills Strong organizational abilities with experience managing complex project schedules, multiple stakeholders, and competing priorities. Proficiency with project management tools including MS Project, Primavera, or similar scheduling software. Excellent problem-solving skills with ability to resolve construction issues, vendor disputes, and client concerns effectively.

Communication and Leadership Excellent verbal and written communication skills in English and Hindi; knowledge of Marathi advantageous for Mumbai market interactions. Strong presentation abilities with experience conducting client meetings, progress reviews, and stakeholder presentations. Leadership capabilities with experience managing project teams and coordinating multiple vendors and consultants.

Education and Professional Development Bachelor's degree in Civil Engineering, Construction Management, Architecture, or related technical field required. PMP certification or equivalent project management credentials preferred. Additional certifications in construction management, safety, or real estate development highly valued.

Preferred Qualifications

Experience with commercial office fit-outs, retail development, or mixed-use projects in Mumbai market. Background with international clients and understanding of global corporate real estate requirements. Familiarity with sustainable construction practices, green building certifications, and energy-efficient building systems. Knowledge of real estate consulting services and integrated project delivery approaches.

Technical Competencies

Construction and Design Knowledge Understanding of structural, architectural, and MEP systems for commercial buildings. Knowledge of interior design and fit-out processes including space planning, furniture coordination, and technology infrastructure. Familiarity with construction materials, finishes, and specification processes suitable for Mumbai climate and market conditions.

Regulatory and Compliance Understanding Knowledge of Mumbai municipal corporation procedures, building plan approvals, and occupancy certificate processes. Understanding of fire safety regulations, environmental compliance requirements, and labor law provisions affecting construction projects. Familiarity with GST implications for construction, contractor compliance, and project documentation requirements.

Technology and Software Proficiency Proficiency with project management software, scheduling applications, and document management systems. Experience with AutoCAD for drawing review, MS Office suite for reporting and presentations, and cost management applications. Familiarity with construction management platforms and digital project coordination tools.

Mumbai Market Specific Requirements

Stakeholder Network and Relationships Established relationships with Mumbai-based contractors, consultants, and vendors specializing in commercial construction and fit-out services. Understanding of local business practices, negotiation approaches, and cultural considerations affecting project delivery. Network of regulatory consultants and approval specialists familiar with Mumbai municipal processes.

Transportation and Logistics Understanding of Mumbai's transportation infrastructure, material delivery logistics, and site access challenges. Knowledge of parking requirements, traffic management during construction, and coordination with Mumbai Traffic Police for construction-related activities. Familiarity with material sourcing options and supply chain management in Mumbai market.
