The Project Director shall act on Client's behalf, oversee and coordinate all aspects of construction controls throughout the construction lifecycle. The main objective is to ensure that projects are delivered on time, within budget, and to the required quality and safety standards.

a. Collaborating with Client to clearly articulate the project's objectives, functional requirements, budget constraints, performance targets, and desired quality and safety standards.
b. Leading the appointed vendors including vendors / suppliers / manufacturers deliverables such as site logistics, early site works, construction permitting and construction.

c. Ensure all deliverables comply with Client specified requirements, including but not limiting to quality / schedule / installation / Cxa / logistic planning with contractors, close-out requirement that is in compliance with Client project manual with information for warranty / spare parts and proposed maintenance agreement provided.

d. Assisting in developing scopes of work (SOWs) and Request for Proposals (RFPs) for, and then vetting and selecting, the entire project team.

e. Ensuring the development and effective use of a comprehensive WBS and CBS that accurately reflect the project scope and facilitate robust cost and schedule control. f. In conjunction with Client, Client’s Owner Representative and the other consultants, the Owner's Rep Team will advise on the need for any amendments required to the contractor’s proposals with regard to specifications, cost, and program and, when instructed, discuss and agree to any amendments with the contractor. The Owner's Rep Team will confirm in conjunction with the other consultants, whether or not the contractors’ proposals appear to meet the Project requirements.
g. Proactively identifying potential risks (e.g., site conditions, regulatory changes, material availability, market fluctuations) and developing strategies and contingency plans to mitigate them before they impact the project.
h. Setting up the communication structure, reporting protocols, and transparent processes for the entire project team.
i. Reviewing design and technical documents (schematic design, design development, construction documents) at each stage to ensure they align with the owner's goals, budget, schedule, and functional requirements.
j. Providing input on constructability issues to ensure designs are practical and efficient to build. Identifying opportunities for value engineering to optimize costs without compromising quality and safety requirements.
k. Coordinating inputs from internal owner stakeholders (e.g., facilities teams, IT, operations) to ensure their needs are integrated into the design throughout the execution.
l. Ensuring that design deliverables are complete and aligned with permitting, procurement timelines, and project timeframes. Also, assisting in the facilitation of the individual permitting process required on site.
m. Closely monitoring construction progress against the approved schedule, conducting regular site inspections, and providing detailed progress reports (often weekly/monthly) to the owner. Also, advising on potential delays and mitigation solutions.
n. Continuously identifying emerging risks, addressing issues and conflicts promptly, and guiding the resolution of disputes among project stakeholders (contractors, designers, etc.) while prioritizing the owner's interests.
o. Serving as the central point of contact and liaison between the owner, general contractor, architects, engineers, vendors, and regulatory bodies, and ensuring clear, efficient, and transparent communication across all parties.
p. Providing actionable insights and recommendations for corrective actions or recovery plans to ensure the project delivers within the timeframes.
q. Conducting post-project reviews to identify successes and areas for improvement, and to document lessons learned for future projects.

Qualifications

A degree in a relevant Project or Construction Management related discipline or related field and a minimum of fifteen (15) years’ experience related to new build Design, Construction, or Project Management with at least 3 years of leadership on Data Centre projects.

Proficient in Thai and English
