Key Responsibilities Account-Based Procurement Management Serve as the dedicated procurement resource for the assigned client account, managing all purchasing requirements and vendor relationships. Develop deep understanding of the client's business operations, procurement policies, preferred vendors, and specific requirements. Act as the single point of contact for all procurement-related queries and requests from the client and internal account team. Build strong relationships with client stakeholders including facility managers, operations leads, and procurement contacts. Ensure procurement activities align with client-specific procedures, approval workflows, and budgetary guidelines. Purchase Request Processing and Execution Manage end-to-end procurement cycle for the account including requisition processing, sourcing, purchase order creation, and delivery coordination. Process urgent and routine purchase requests efficiently, ensuring timely fulfillment to support uninterrupted facility operations. Source goods and services specific to account needs including maintenance supplies, equipment, furniture, uniforms, catering, professional services, and specialized items. Obtain competitive quotations from approved and new vendors, evaluating proposals based on price, quality, delivery time, and client requirements. Create and issue purchase orders using client systems or JLL procurement platforms, ensuring accuracy and compliance. Client Vendor Network Management Maintain and manage the client's approved vendor list, onboarding new suppliers as needed to meet evolving requirements. Coordinate vendor performance reviews with the client, addressing service issues and quality concerns proactively. Negotiate pricing and terms with vendors on behalf of the client to achieve cost savings and favorable conditions. Manage vendor escalations, delivery delays, and quality issues to minimize operational disruption. Ensure all vendors meet client-mandated compliance requirements including insurance, certifications, background checks, and documentation. Budget and Cost Control Monitor procurement spending against the client's account budget, flagging potential overruns and recommending cost control measures. Track and report cost savings initiatives, presenting quarterly savings reports to the client and account leadership. Identify opportunities for consolidation, bulk purchasing, and vendor rationalization to reduce costs. Maintain accurate spend records and conduct regular spend analysis by category to identify optimization opportunities. Support the account team during budget planning by providing historical spend data and forecasting procurement requirements. Client Reporting and Communication Prepare regular procurement reports tailored to client requirements including spending dashboards, vendor performance metrics, and order status updates. Provide monthly or quarterly procurement reviews to the client highlighting activities, savings achieved, and improvement initiatives. Maintain transparent communication with the client regarding procurement challenges, delivery delays, or supply chain issues. Respond promptly to client inquiries, keeping them informed throughout the procurement process. Participate in client meetings, presenting procurement updates and addressing any concerns or feedback. Account Operations Support Collaborate closely with the account's facility management team, engineering staff, and operations personnel to understand upcoming procurement needs. Support special projects, capital expenditure initiatives, and facility improvement programs requiring procurement coordination. Coordinate with JLL's accounts payable team to resolve invoice discrepancies and ensure timely vendor payments. Maintain comprehensive procurement documentation including contracts, purchase orders, quotations, and correspondence for audit purposes. Ensure smooth handover processes during staff transitions or account changes, maintaining continuity of vendor relationships and procurement knowledge. Continuous Improvement Proactively identify process improvements to enhance procurement efficiency and client satisfaction for the account. Implement best practices and standardized procedures to streamline procurement operations. Stay informed about market trends, new suppliers, and innovative products relevant to the client's industry and requirements. Support the implementation of sustainability initiatives and ethical sourcing practices aligned with client and JLL commitments. Required Qualifications Education Bachelor's degree in Business Administration, Supply Chain Management, Commerce, or related field. Experience 2-3 years of procurement or purchasing experience in a client-facing or account-based role. Proven experience managing procurement for dedicated accounts, preferably in facilities management, property management, corporate services, or real estate sectors. Demonstrated ability to work independently while serving as the primary procurement contact for a client account. Experience processing diverse procurement requirements from routine supplies to specialized equipment and professional services. Track record of building strong client relationships and delivering high-quality procurement support. Technical Skills Proficiency in procurement or ERP systems such as SAP, Oracle, Coupa, Ariba, or similar platforms. Advanced Microsoft Excel skills for spend analysis, reporting, and budget tracking. Experience with purchase order management, three-way matching, and procurement documentation. Ability to generate procurement reports, dashboards, and presentations for client review. Understanding of contract administration and vendor management principles. Core Competencies Exceptional client service orientation with ability to anticipate needs and deliver proactive solutions. Strong relationship-building skills to establish trust with client stakeholders and vendors. Excellent communication skills, both written and verbal, for professional interaction with diverse audiences. Proven negotiation abilities to secure favorable pricing and terms while maintaining vendor relationships. Outstanding organizational skills to manage multiple concurrent procurement requests with varying priorities and deadlines. High attention to detail ensuring accuracy in orders, documentation, and financial records. Problem-solving mindset to address procurement challenges and resolve issues quickly. Ability to work autonomously as the dedicated procurement resource for the account while collaborating with broader account teams. Results-driven approach focused on delivering measurable value through cost savings and operational efficiency. Preferred Qualifications Professional procurement certification (CIPS, CPSM, or equivalent) or actively pursuing certification. Experience supporting large corporate accounts or complex facility portfolios. Knowledge of category-specific sourcing strategies for facilities-related goods and services. Understanding of sustainability standards and ESG procurement practices. Previous experience in integrated facilities management (IFM) or corporate real estate environments. Familiarity with client-specific procurement platforms or industry-standard systems. Working Conditions Primary location may be at client site, JLL office, or hybrid arrangement depending on account requirements. Standard business hours with flexibility to accommodate urgent client procurement needs. Regular interaction with client stakeholders, requiring professional presence and communication. Occasional travel to client facilities or vendor locations as needed.
