Position Summary
We are seeking a highly driven and experienced Preconstruction Director with a strong background in commercial metal stud framing and drywall. This role will oversee all aspects of preconstruction, including conceptual estimating, budgeting, value engineering, and client engagement.
The Preconstruction Director will be a key leader in driving accuracy, efficiency, and profitability in the early stages of our projects, while building strong partnerships with clients, general contractors, and design teams. Key Responsibilities Lead the preconstruction department, including estimators, preconstruction managers, and project engineers. Manage all estimating and budgeting efforts from schematic design through guaranteed maximum price (GMP) submission. Provide detailed takeoffs and cost modeling for drywall, metal stud framing, and related scopes (soffits, shaft walls, acoustical, fire-rated, and specialty assemblies). Direct value engineering initiatives to deliver cost-effective solutions without compromising design intent. Build and maintain strong relationships with owners, architects, engineers, general contractors, and trade partners. Lead and participate in client presentations, interviews, and proposal development. Partner with operations to ensure seamless project handoff from preconstruction to execution. Track market trends, labor availability, and material costs to provide accurate forecasting and pricing. Requirements
Education & Experience Bachelor’s degree in Construction Management, Engineering, Architecture, or related field (preferred). 10+ years of progressive experience in commercial construction, with at least 5 years focused on drywall and metal stud framing preconstruction/estimating. Prior experience in a leadership or director-level preconstruction role within a subcontractor or general contractor environment. Proven track record of successfully delivering budgets and preconstruction services for projects ranging from $5M to $50M+. Technical Skills Advanced knowledge of drywall and metal stud framing systems, including UL assemblies, STC ratings, shaft walls, soffits, and specialty details. Proficiency in estimating software (OST and Quickbid or equal, etc.). Familiarity with project management systems (Procore, CMiC, MS Project, or equivalent). Strong understanding of construction drawings, specifications, building codes, and fire/sound assemblies. Leadership & Competencies Ability to lead, mentor, and motivate preconstruction teams. Strong negotiation and vendor management skills. Excellent communication skills with the ability to present confidently to executives and clients. Organized and detail-oriented with the ability to manage multiple bids under tight deadlines. High degree of integrity, accountability, and teamwork. Preferred Credentials OSHA 30 Certification (preferred). LEED Accreditation or sustainability experience a plus. Membership in professional associations (ASA, AWCI, CSI, etc.) beneficial.
