Ferguson is actively hiring for a Real Estate Portfolio Strategist to join our Corporate Real Estate Team!

As a Portfolio Strategist, you will play a critical role in optimizing our network of owned and leased real estate comprised of over 1500 locations totaling approximately 47m square feet.

This is a hybrid role based at our Newport News, VA HQ, (3 days in Office T, W, Th) and 2 days Remote (M, F). May consider Remote for the right individual.

Primary Duties and ResponsibilitiesDrive a manage-to-market mentality for the portfolio, leveraging market analytics to drive change in strategically managing the lease portfolio to provide better financial outcomes,Create opinions of value, metro analyses, buy vs. lease scenarios, and other data considerations to optimize the performance of the portfolio,Build a strategic and actionable portfolio wide plan to take advantage of market cycles to improve leverage for negotiations,Work closely with developers/landlords, government agencies, and other real estate consultants as needed, as well as internal groups like Finance, customer groups, and executive teams,Communicate with internal customers regularly to update them on their portfolio’s performance and share recommendations via detailed reports and presentations,Analyze current and potential investments to determine their suitability for the portfolio leveraging location and market level financial performance to guide decisions,Oversee and deliver consistent processes, following a playbook methodology on delivery,Review all financial modeling tools and outputs to ensure completeness and accuracy,Perform with a strong sense of urgency with high expectations around driving costs from the company P&L and best preparing Ferguson for future growth,Ensure Service Level Agreements (“SLAs”) and Key Performance Indicators (“KPIs”) are established project-wide, including solicitation of Net Promotor Score (“NPS”) as measurement of performance,Deliver best practices to achieve maximum customer satisfaction and performance,Research and stay up to date on financial market trends and economic indicatorsPositively engage with all associates across Real Estate and Facilities, along with all internal and external partners.

Preferred QualificationsBachelor’s or master’s degree in finance, business management, real estate, or a similar field, with 5-7+ years’ experience in strategic Transaction Management or Portfolio Management positions.Experience with high profile projects that range up to $750M in Operational Expense or Asset ValueAbility to engage with all stakeholders in projects, internal and external, and up to and including the Executive team,Strong skills in Financial Analysis, Budgeting, Relationship Building, Time Management, Risk Mitigation, Planning, and Communication both written and verbally.

Pay Range:

$5,550.30 - $11,275.00

Estimated Ranges displayed are Monthly for Salaried roles OR Hourly for all other roles.

This role is Bonus or Incentive Plan eligible.
