Job Description Summary

The Project Manager (PM) is responsible for the planning, co-ordination and monitoring of the project, creating a master plan for an office space to be relocated to a new location.

About the Role:

Creating and delivering project work plans, time lime and securing activities to meet the agreed plan.Coordinating, collaborating- and drive the work with design engineers, architects as well as internal stakeholders etc. to secure delivery according to the specifications of the projectFollow the Volvo PSM (project steering model) and follow & work according to the process/steps defined in the process document.Advise Volvo project stakeholders on technical/design solutions possible to meet the business demands in the project, and translate it towards the engineers and architect design teamShould have technical knowledge / exposure on Base Building Design, construction / MEP / Structural / Façade (All through planning, execution & commission phases) and also on Interior fitouts packagesShould be defining the scope, and creating detailed schedules (e.g., Gantt charts) to ensure all milestones and deadlines are timely met.Should be well versed with the sequence of milestones / steps for each of the programmes / packages and proactively track on each of the stake holders deliverablesPreparing cost estimates and managing the budget to ensure profitability, including managing change orders and approving expendituresMonitoring site progress to ensure compliance with building codes, health regulations, and safety standards (OSHA compliance)Vendor managementProviding regular, detailed reports on project progress, budget, and risk to stakeholders and clientsA mix of office work and on-site, in-the-field supervision, often requiring work in various conditionsShould have a good level of experience on the entire Corporate Procurement / commercials / Accounts payable / Contract management process and should be able to drive RFP process with the support from SD&I and VGRE Team members.Ensure compliance adherence as far as necessary permits & Licenses from appropriate authorises is concernedShould be efficient in project planning, resource allocation, cost management, recordkeeping, and quality control.PM’s Task analysis may involve risk assessment and contingency planning to address potential challenges or delaysPM to initiate the planning process, clearly defining the project’s scope, goals, and objectivesPM to identify potential risks early, analyze their possible impact, and develop mitigation strategies. This proactive approach minimizes disruptions to the project’s schedule, quality, and budget.Proactive Safety management/ wow monitoring / timely coaching and creating the project safety planCo-ordinating with the Developer ensuring SQDCEP is followed.Ensuring all necessary client approvals and architect confirmations on samples are done on time for on time delivery of project.Reporting -Audit compliant documentation – MIS reporting, Daily, Weekly, Monthly reports, Delay tracker, Risk tracker, Project closure report Open issue logWeekly risk management tracker to be circulated to client.Meetings with Stakeholders, Architects and contsultants are held with MOM.Measurements to be done along with contractor for reconciliations.Overall project Planning, Monitoring & ControlEnsure quality and safety guidelines are met at site as per ISO 9001, ISO 14001, OHSAS 18001, 37001 standards.

About You:

B.E. in Engineering with 15+ years of experience in Real Estate project management.Certification or courses in Project managementPMP certification will be an added advantage.Working experience with international tenants or colleagues.
