Key ResponsibilitiesOversee daily operations and management of a portfolio of 15-18 residential propertiesDevelop and implement operational policies, procedures, and service level agreementsLead and manage a team of property staff including maintenance personnel, security, and other service providersEnsure compliance with all relevant regulations, building codes, and health and safety standardsMonitor and control operational budgets, identifying cost-saving opportunities while maintaining quality standardsCoordinate with internal teams for preventive maintenance, repairs, and capital improvement projectsManage tenant/resident relationships, addressing concerns and resolving issues promptlyConduct regular property inspections to ensure high standards are maintainedAnalyze operational data and prepare comprehensive reports for stakeholdersImplement sustainability initiatives and energy-efficient practices across propertiesLiaise with contractors, vendors, and service providers to ensure service qualityProvide technical oversight for building systems including HVAC, electrical, plumbing, and mechanical systemsRequired QualificationsBachelor's Degree in Electrical or Mechanical EngineeringMinimum 5 years of experience as a Property Manager specifically in residential buildings (commercial experience considered as secondary qualification)Proven experience in managing properties in an Integrated Property Control (IPC) environmentStrong technical understanding of building systems, electrical infrastructure, and mechanical equipmentAbility to review and understand technical drawings, specifications, and maintenance protocolsDemonstrated leadership skills with experience managing operational teamsExcellent financial acumen with budget management experienceStrong negotiation and vendor management skillsProficiency in property management software and MS Office suitePreferred QualificationsProfessional certification in property or facility managementExperience with sustainability initiatives and green building practicesKnowledge of relevant local property laws and regulationsExperience with tenant retention strategies and customer service excellenceBackground in implementing technology solutions to improve property operationsExperience with BMS (Building Management Systems) and smart building technologiesSkills & AttributesTechnical problem-solving abilities and engineering mindsetStrong analytical skills to evaluate building system performance and efficiencyExceptional attention to detail in both technical and administrative mattersStrong communication and interpersonal skills with ability to explain technical concepts clearlyAbility to multitask and prioritize in a fast-paced environmentCustomer-focused mindset with emphasis on service excellenceSelf-motivated with ability to work independently and as part of a teamData-driven approach to decision-making and operational improvementsWorking ConditionsRegular travel between properties within the assigned portfolioFlexible working hours may be required to address emergency situationsMay include some weekend or after-hours availability for emergency response
