Operations Manager

We currently have an opportunity for an Operations Manager at the QEII Medical Centre Car Park in Perth. Join our Health & Education team to play a key role in the successful delivery of the strategic asset maintenance management and compliance for QEII, including producing recommendation reports for the client to improve building performance in relation to critical infrastructure, life cycle and redundancy across the portfolio. Reporting to the Contract Manager and working closely with the Asset Manager, you'll help deliver high-quality outcomes that support our essential services.

 

What You’ll Do

This role offers a broad scope, with key responsibilities including:

Delivering the reactive, corrective and planned maintenance strategy and compliance obligations as stipulated in the contract including analysing asset condition data, lifecycle & backlog maintenance, and compliance across our client’s assets including Zero Harm to our people including our subcontractors.

Lead and oversee the operational delivery of facilities management services at the QEII Medical Centre Car Park, ensuring full compliance with contractual obligations, performance standards, and stakeholder expectations through effective leadership, service management, and continuous improvement.

Ensure the FM Services are delivered in strict accordance with the Subcontract. Monitor and manage delivery against KPIs and ensure abatement thresholds are not exceeded. Maintain awareness of all obligations listed in the Rights & Obligations Table. Administer the contract and variations, delays, modifications, and claims in compliance.

Lead the day-to-day car park operations, including maintenance, cleaning, equipment performance, security integration, and customer service. Oversee subcontractor performance and compliance with work order systems and service level agreements. Manage staff rosters, resolve HR issues on-site, and ensure required clearances are maintained.

Manage implementation of approved modifications and escalate operational issues requiring Project Co or State involvement. Ensure compliance with delay/force majeure provisions and maintain supporting documentation.

What You’ll Bring

Qualifications in either Building Services, Facility Management or Asset Management at tertiary level (desirable)

Experience in Operations Management of a diverse range of Social Infrastructure projects

Thorough understanding of ISO55000 principles and translation of these standards into an operational environment

Experience in the management, estimating, programming, planning, design, delivery of FM projects and building works

Excellent communication skills and the ability to liaise effectively with all stakeholders
