What You'll Do We’re looking for an Operations Analyst to join our Commercial Real Estate- Equity Asset Management team. In this role, you'll be responsible for providing timely and efficient support for the regional equity team including, but not limited to, lease review and database administration, construction administration, accounts payable management and approval, quality assurance, reporting, and other special projects. Lease Administration: With minimal direction, review, analyze, identify, and abstract terms and conditions of lease, lease-related documents, and other contracts. Input and maintain data in asset management and general ledger system. Track acquisitions and dispositions and update system as appropriate. Resolve discrepancies and inaccuracies with third party providers and/or asset managers as needed. Monitor and track critical dates and run/analyze reports, as necessary. Construction Administration: With minimal direction, review, analyze, process, and monitor construction contracts, compare with terms of lease. Review and oversee the construction draw request process - note budget variances and other discrepancies to engineers and development managers. Determine if procedures were met to authorize payment (lien waiver compliance, contract form, change orders, payment applications, insurance certificates etc.). This includes new construction, tenant improvements, capital improvements and other property expenditures. Compliance: Monitor and enforce property operational policies and procedures performed by third party property managers as they relate to regulatory, lender, client, and internal requirements. Work with asset manager, senior operations manager, engineer, or financial management to resolve issues and enforce policies and procedures with the property manager, as necessary. Invoice and Check Approval: Monitor and approve payment requests from third party vendors following the review and verification of substantiating documentation to ensure accuracy of payment and compliance with procedures. Commercial Management Reporting: Responsible for accuracy and reconciliation of property occupancy, lease absorption and other commercial management data and reporting. Produce reports as needed and assist senior team members with client reporting needs. Perform other job-related duties or special projects as required. Who You Are Bachelor's degree in a business-related field plus 0 -2 years of relevant experience, internship or equivalent, preferably in a real estate related position Ability to interact with various departments and levels of management Proven relationship building skills Work effectively with peers across regional teams and able to assume their responsibilities as needed during absences Handle large volume of work and prioritize appropriately Strong organizational skills and ability to effectively deal with a broad range of diverse real estate topics and many internal and external contacts Excellent oral and written communication skills Strong analytical, critical thinking, technical abilities and problem-solving skills required Flexibility with the ability to adapt quickly to change Strong orientation to detail and accuracy Self- starter with ability to work independently and with little direction Yardi or other real estate database software knowledge helpful Knowledge of Word, Excel, and other basic programs Salary Range Information Salary ranges below reflect targeted base salaries. Non-sales positions have the opportunity to participate in a bonus program. Sales positions are eligible for sales incentives, and in some instances a bonus plan, whereby total compensation may far exceed base salary depending on individual performance. Actual compensation for all roles will be based upon geographic location, work experience, education, licensure requirements and/or skill level and will be finalized at the time of offer. Salary Range (Non-Exempt expressed as hourly; Exempt expressed as yearly) $23.29 - $31.51 / hour Time Off Program Personal Time Off (PTO) is provided to hourly (non-exempt) employees and provides a set amount of accrued time earned each pay period. Employees can use their PTO for vacation, personal or short-term illness. Pension Eligible No Work Environments This role offers an in-office and hybrid (blending at least three office days in a typical workweek) work arrangement in Des Moines, IA.
