Operating Engineer


Location: onsite at Carrier facility at Statesville Road in Charlotte, NC
Compensation: $27-33/hour (based on experience)

JOB SUMMARY

The Operating Engineer will focus on operating, maintaining, troubleshooting, and repairing facility equipment across all building systems. This role encompasses wide-ranging responsibilities including low/medium voltage power, HVAC systems and controls, mechanical system troubleshooting, preventive maintenance, emergency response, general maintenance, carpentry, plumbing systems, and vendor management. The ideal candidate will demonstrate technical expertise in one craft area (Electrical, HVAC, Piping/Plumbing, or Central Utility Plant Operations) while maintaining multi-skilled capabilities in other areas to successfully complete daily and weekly work assignments.

KEY RESPONSIBILITIESMaintenance & OperationsPerform maintenance, monitoring, and repairs to Mechanical, Plumbing, Structural, Furniture, Fire, Life Safety, and Control systems to maintain facility and building systems to applicable standardsExecute preventative maintenance programs, facility services, purchasing and inventory control, contracted maintenance oversight, and technical operationsMaintain HVAC equipment through cleaning, inspecting, calibrating, and parts replacement to ensure optimum performance levelsCreate work order notifications, follow up on needed repairs, and order required parts • Input data into CMMS (Corrigo work order and asset management system)Utilize problem-solving techniques when collaborating with team members to resolve issuesRead and interpret schematics, blueprints, and technical documentationAnalyze HVAC and refrigeration malfunctions using performance and test equipmentQuality Control & Vendor ManagementReview monthly client service request summaries to identify and correct recurrent operational problemsEvaluate vendors and suppliers regularly regarding quality and competitive pricingVerify accuracy of deliveries for count, pricing, and descriptionMonitor quality and pricing of maintenance work performed by outside contractorsSafety & ComplianceAdhere to JLL and client safety standards and protocolsWrite and follow Job Hazard Assessments (JHAs)Record safety observations, good catches, and near misses in CMO safety systemMaintain compliance with departmental policies for safe storage, usage, and disposal of hazardous materialsPerform periodic checks of tool and instrument inventoryMaintain clean and safe workplace conditionsCommunicate effectively with all site management personnelREQUIRED SKILLS & QUALIFICATIONSEducation & CertificationsHigh school diploma or GED equivalentTwo years of trades schooling in electrical system design, refrigeration, and HVACUniversal Technician Certification for CFCs (or obtain within 90 days of employment)Valid state driver's licenseTechnical SkillsWorking knowledge of HVAC and refrigeration tools, equipment, and materialsKnowledge of repair, maintenance, and installation techniques for building systemsUnderstanding of HVAC trade codes, standards, and regulationsAbility to read and interpret schematics, blueprints, and technical drawingsProficiency in analyzing equipment malfunctions and implementing corrective actionsComputer SkillsWorking knowledge of Microsoft Word and ExcelExperience with CMMS systems (Corrigo preferred)Physical RequirementsAbility to lift minimum of 50 lbsCapability to use ladders up to 30 feet and work at heightsAbility to climb ladders with 300-lb weight limit while carrying approximately 20-lb tool bagFrequent walking, climbing, bending, kneeling, stooping, and overhead workPREFERRED SKILLS & QUALIFICATIONSExperience3+ years of experience in commercial building maintenance and operationsExperience in central utility plant operationsBackground in multiple building trades (electrical, plumbing, carpentry)Certifications & LicensesEPA 608 Universal CertificationElectrical license or certificationBoiler operator licenseOSHA 10 or OSHA 30 certificationBuilding automation system certifications (Honeywell, Johnson Controls, Siemens, etc.)Technical ExpertiseAdvanced knowledge of building automation and control systemsExperience with energy management systemsFamiliarity with preventive maintenance software platformsUnderstanding of electrical power distribution systems (480V, 208V, 120V)Knowledge of fire protection and life safety systemsSoft SkillsStrong problem-solving and analytical abilitiesExcellent communication and customer service skillsAbility to work independently and manage multiple prioritiesTeam collaboration and leadership capabilitiesDetail-oriented with strong organizational skills
