What this job involves

As an Operating Engineer, you'll be responsible for the comprehensive operation and maintenance of facility mechanical systems and automation to ensure safe, efficient, and effective performance. This role focuses on protecting and improving the value of client assets through reliability-based maintenance practices and continuous enhancement of maintenance procedures to maximize system performance.

You'll work across multiple building systems including fire/life safety, HVAC, plumbing, electrical, lighting, temperature controls, and critical environments. The position requires expertise in troubleshooting mechanical equipment, managing alarm conditions, and implementing maintenance plans that incorporate preventive, corrective, and reliability procedures while ensuring full regulatory compliance.
 

What your day-to-day will look like

Operate and maintain building systems including HVAC, plumbing, electrical, fire/life safety, and temperature controlsRespond to and mitigate alarm conditions, troubleshooting issues and implementing corrective actionsTroubleshoot mechanical equipment, drives, and actuators using Building Automation System (BAS) tools and OEM standardsPerform maintenance and repairs on steam systems, humidifiers, and steam trapsRespond to O2 and CO2 sensor alarms and complete necessary repairs/replacementsConduct building rounds and maintain engineering logs and data sheetsUse Computerized Maintenance Management Systems (CMMS) for work planning and documentationDevelop estimates and present proposals to site leadershipEscort and monitor outside contractors to ensure quality and safety practicesProvide immediate response to facility emergencies including plumbing, electrical, and carpentry issuesParticipate in Reliability Centered Maintenance best practicesMaintain infrastructure and compliance documentationSupport contractor activities and assist other trade professionals as neededAdapt to schedule adjustments to accommodate projects and site demands
 

Required Qualifications

High school diploma or GED1+ years of facility-related work experienceCustomer service experienceLeadership and supervisory experienceExtensive knowledge of Building Automation Systems (BAS)Proficiency with Microsoft Office applicationsExperience with Computerized Maintenance Management Systems (CMMS)Ability to read and understand operator/service manuals, specifications, and drawingsKnowledge of regulatory laws and guidelines related to building infrastructureAbility to regularly lift up to 50 lbsAbility to climb extension ladders, roof ladders, stepladders, and stairsFlexibility to bend/stoop and squat repetitively during shiftsAbility to stretch/reach on a repetitive basisAbility to walk extensively throughout facilitiesCapability to participate in respiratory protection programs including respirator or PAPR useComfortable working at varying heights using ladders, scaffolding, aerial and platform liftsAvailability to respond to after-hours emergencies on-site as neededFlexibility in day-to-day activities and scheduling
 

Preferred Qualifications

Additional years of facility maintenance experience beyond the minimum requirementExperience with critical environment systemsBackground in light construction and maintenancePrevious experience with steam system maintenance and repairFamiliarity with reliability-based maintenance practicesExperience managing critical spares inventorySafety training program development or management experienceTrade certifications relevant to building systems maintenance
 

Location: Onsite

Work Schedule: Monday-Friday, 10a-6p

Compensation: $31-45/hr. (based on experience)

Estimated compensation for this position:

65,300.00 – 94,700.00 USD per year

This range is an estimate and actual compensation may differ. Final compensation packages are determined by various considerations including but not limited to candidate qualifications, location, market conditions, and internal considerations.
