Operating Engineer

Overview

The Operating Engineer maintains and repairs facility equipment and systems. This role covers electrical, HVAC, mechanical, and plumbing systems, plus general maintenance and vendor management.

Core Responsibilities

Equipment Operation & Maintenance

Operate and maintain refrigeration, HVAC, boilers, pumps, and electrical systems

Perform preventive maintenance on doors, gates, lifts, and safety equipment

Document equipment readings and maintenance activities

Complete daily building system startups and checks

Monitor contractor work quality and pricing

Technical Duties

Adjust HVAC equipment for optimal performance

Maintain and repair pneumatic control systems

Troubleshoot and operate digital control systems

Respond to life safety issues

Support major equipment overhauls with contractors

General Maintenance

Maintain lighting in all building areas

Keep mechanical rooms and workshops clean and organized

Perform basic repairs (painting, doors, locks)

Safety

Follow all JLL and client safety standards

Create and follow Job Hazard Assessments

Handle hazardous materials according to policy

Maintain tools and equipment properly

Requirements

Qualifications

U.S. Citizenship

High school diploma plus 2 years trades schooling (electrical, HVAC)

4+ years commercial/industrial maintenance experience

2+ years experience with CMMS and Building Automation Systems

Universal CFC Technician certification

Computer proficiency (Microsoft, communication tools)

Ability to read and understand MEP drawings

Strong troubleshooting and customer service skills

Physical Requirements

Lift up to 50 lbs

Work on ladders up to 30 ft high

Carry 20 lb tool bag while climbing

Frequent walking, bending, kneeling, and overhead work

Preferred

Experience with lighting automation systems (Green Max preferred)
