Description We are seeking an experienced Occupancy Specialist to help drive 100% occupancy for an affordable housing project within a short-term 1–2-month contract in Hayward, CA. The ideal candidate will possess exceptional attention to detail and familiarity with compliance processes related to affordable housing programs. Must have experience with HUD, TCAC, Yardi, LIHTC. Occupancy Specialist Responsibilities: + Facilitate the move-in process for new residents, ensuring all documentation and leasing requirements are completed accurately and in a timely manner. + Conduct annual income certifications for current tenants to ensure continued compliance with program requirements. + Maintain thorough records and documentation to align with regulatory guidelines and internal audits. + Actively engage in leasing efforts to fill vacant units, including prospect outreach, application processing, and ensuring timely unit turnovers. + Collaborate with property management and leasing teams to identify barriers to occupancy and implement effective strategies to overcome them. Qualifications: + Proven experience as an Occupancy Specialist or similar role in the affordable housing industry. + Strong knowledge of affordable housing regulations, including annual recertifications and compliance requirements.
