**About the role**
The purpose of this position is to lead individual, multi-disciplined real estate project solutions for clients, with direct accountability for project delivery. Plan and manage Move/Add/Change (MAC) projects.
+ Flexibility needed to work nights & weekends in New York City area.
**What you’ll do**
Manages all facets of project management (budget, schedule, procurement, quality & risk) for individual real estate projects including planning, design, construction, occupancy and closeout.
Responsible for managing MAC work order requests (non-project related).
Focused on larger scale MAC work, may include multiple trades or minor construction.
Collaborate and interface with Client End-Users/Project Requestors.
MAC Project Delivery:
+ Define scope of work; engage the requestor for any additional details that may be needed.
+ Includes vendor sourcing (RFP's, Quotes, PO's, Invoice Review), vendor oversight (ordering, scheduling, installation, closeout), change management, and conflict resolution.
+ Route for approvals as necessary.
+ Follow up to the end-user to ensure client satisfaction.
Partner with Occupancy Managers to assist with data collection and floor plan accuracy.
Demonstrate capability to read, understand and apply standard documents affecting real estate projects, including but not limited to: agreements/contracts, leases, work letters, project charters, surveys and drawings.
Interface directly with clients to define project requirements. Prepare scope of work, project delivery resource requirements, cost estimate & budget, work plan schedule & milestones, quality control, and risk identification.
Identify project delivery resources from pre-qualified lists; Conduct simple request for proposals; completes bid analysis with management support. Recommends resources to clients.
Lead project delivery resources/team (typically smaller team) providing project guidance and mentorship to achieve project goals.
Implement communication plan for meetings and written reports/meeting minutes to keep client and project resources advised. Facilitates project meetings.
Implement project documentation governance aligned with company and client requirements. Ensures project data integrity and documentation is accurate, timely and coordinated.
Track progress of each project against goals, objectives, approved budgets, approved timelines. Reports status and variances. Create action plans to meet objectives, budget and schedule.
Implement change management routines to assess change requests, make recommendations, secure Client approvals, and issue change orders. Assesses change requests to determine impacts to scope, budget, schedule, quality and risk with management support.
Implement standard risk management routines with management support, to identify project risks, develop risk mitigation and contingency plans, and implement action plans to reduce or eliminate project risks.

What you’ll need
Applicants must be currently authorized to work in the United States without the need for visa sponsorship now or in the future.
+ Bachelor's degree (BA/BS/BEng/BArch) from College or University and/or equivalent related experience.
+ Prior Project Management experience is preferred.
+ Experience with Move Management, Furniture Management, or Occupancy Planning is strongly preferred.
+ Experience with desktop technology and network end point connectivity troubleshooting a plus.
+ Proficiency in Microsoft Office products (Word, Excel, Outlook). Working understanding in MS Project is beneficial.
+ Understanding of existing procedures and standards to solve slightly complex problems. and the ability to analyze possible solutions using technical experience to apply appropriate judgment and precedents.
+ Strong interpersonal skills with an inquisitive mentality.

Turner & Townsend carefully considers multiple factors to determine compensation, including a candidate’s education, training, and experience. The minimum salary for this position is $76,000 annually and the maximum salary for this position is $96,000 annually. The compensation that is offered to a successful candidate will depend on the candidate’s skills, qualifications, and experience. Successful candidates will also be eligible for a discretionary bonus based on Turner & Townsend’s applicable benefit program.
