Summary 

This position is responsible for the oversight and management of all aspects of your market and its achievement of its profitability goals. You will inspire a team to deliver experiences that build customer loyalty and guide the development of your team. Because each location operates sales, operations, and business-focused segments, your job is complex and challenging. You lead your staff to maintain peak performance, even working side by side with them. (In a larger market you may have a Sr. Property Manager managing the operational division.) You analyze key metrics, including customer and employee feedback, and provide guidance to achieve market specific goals.

Directs day to day Sale and Leasing activities of local market, Austin, and San Antonio business units.Ensures all Real Estate Agents receive the appropriate training, including ongoing compliance trainingEnsures compliance with established company and regulatory guidelines and procedures to provide high quality service and outstanding customer experienceParticipates in the implementation company initiatives and strategiesParticipates in the development of business unit strategic plans, goals, and objectives ensuring alignment with those of the region, division, and company.Provides informal feedback on an ongoing basis and formal feedback in the performance evaluation process to identify and develop talentImplements business initiatives including prompt corrective action plans for substandard performanceManages staffing through the appropriate hiring, firing, and disciplinary actions in collaboration with HREnsures strong and robust communication thrives between managers and staff across the business unitManages profit and loss for assigned business unit including optimal performance of facility operations to achieve or exceed budgets and key performance indicatorsAbility to learn and use CRM---SalesForce.ComKey Management

 

SUPERVISORY RESPONSIBILITIES  

This position will supervise, directly or indirectly a team including Real Estate Agents, up to 25 staff members within the department.  Responsibilities will include:  

Recruit and assist agents in the hiring process to determine the scope of each role and the experience and education requirements needed to perform that role.  Notify supervisor and HR if Job Descriptions need to be updated due to changes in the role or technology. Train and develop each staff member to perform duties at a level of meeting expectations or higher. This includes 50% field coaching and 1:1 agent trainingConduct Team Meetings (L10’s), as appropriate for purposes of developing teamwork, recognizing and rewarding staff and ensuring positive communication amongst team members. Meet with employees in one-on-one meetings at least bi-weekly, to provide motivation, instruction, feedback, and support. Understand the aspirations of each staff member to guide them toward lateral or promotional opportunities, as applicable. Monitor and address behaviors exhibited that are outside the company’s culture and policies. Have an awareness of the policies of the company and department to ensure that all are abiding by such. Keep your supervisor aware of any employee concerns and consult with HR as needed for guidance and direction, as needed. 

Qualifications

Active Real Estate License in Texas Required.Strong knowledge of computers and technology including cloud-based software and applications.Staffing, planning and people management experience.Ability to manage market performance and profitability.Demonstrate process improvement and sales management.Comfortability with handling complex issues and analyzing information.Organized and able to manage multiple priorities.Experience implementing company culture into your market.Demonstrate Honesty, Trustworthiness & Accountability.Must have a driver’s license, clean driving record and dependable transportation.

Education and/or Experience 

Bachelor’s Degree, or 5+ years of experience in Real Estate sales or a related field, with some leadership experience. Real estate license required.

Travel Requirements: 25%-50% of travel required in a 50–100-mile radius around Dallas, TX.
