JOB DESCRIPTION

Position Overview

Title: Manager Technical, Operations and Transition

Business Unit: Corporate

Reporting to: Regional Head South

Key Stakeholders: Branch Heads/Operations Lead

 

Key Responsibilities

Transition Management

Carry out management of Electro-Mechanical transitions for South PM region

Execute the MEP/SS services transition process and HOTO (Hand Over Take Over) process for PAM sites

Establish MEP (Mechanical, Electrical, Plumbing) systems and processes for Property Management

Operations & Maintenance

Supervise and direct maintenance staff and monitor performance during transitions

Check malfunctioning equipment and determine corrective action required to restore satisfactory operating condition

Capture complete details into HOTO documentation

Manage departmental staff, including selection, scheduling, and job assignments

Client Management & Equipment Operations

Coordinate with clients to schedule equipment downtime for preventative maintenance

Monitor operation of electrical and mechanical equipment supporting facility operations during transitions

Analyze the operation of various site infrastructure systems and determine root cause of problems/malfunctions

Take corrective action as required

Agreed Technical Audits

Technical Expertise

Understand engineering design and operational aspects of Base Building and Critical Support Systems and Components

Immediately recognize system shortcomings and respond to operational and emergency situations

Training & Development

Provide training and support to expand operations staff capabilities

Demonstrate proper use and care of tools and instruments

Provide hands-on instruction in basic maintenance, safety, and troubleshooting procedures

Recommend relevant outside engineering courses for enrollment

Instill professionalism in manner and appearance

Project & Budget Management

Participate in facilities remodeling, new construction, and planning activities

Manage and monitor construction and repair projects

Plan and manage budget for appropriate control and utilization of client resources

Forecast budget for operation and maintenance of buildings and systems

Recommend and estimate facility repairs and improvements for annual budget inclusion

Documentation & Process Management

Formalize and finalize Operation/EHS Manual of the site before closing transition activity in accordance with JLL process and procedure guidelines

Facilitate finalization of service partners for new sites with JLL SCM Lead and Regional Operational Leader

Performance Objectives

Ensure all transitions happen smoothly and on time

Required Skills & Competencies

Technical qualification with transition toolkit exposure

Excellent exposure in managing transition documents

Exposure to VMS (Vendor Management System) approach

Employee Specifications

Education & Experience

Bachelor of Engineering (B.E.) Electrical full time with Property Management High Side exposure

Core Competencies

Excellent written and verbal communication skills

Strong team player

Proficient in Microsoft Office Suite
