Manager, Retail Asset Management
**WHO YOU’LL WORK WITH** You’ll be a member of the Nike Direct Stores Real Estate team and report to the Real Estate Director of the department. In this hyper dynamic environment, you need to be on the offense to drive clarity and move with speed to achieve the needed results. You will manage two direct reports and as a team manage all lease obligations, build and execute portfolio optimization plans through strong cross functional collaboration with Global lease services, Finance teams, Field leadership, Store construction, Facilities, and Legal teams. You bring deep experience managing retail real estate portfolios, combined with a leadership mindset that balances strategic direction, operational excellence, and talent development. + Proven experience managing an international portfolio of stores and developing asset management professionals + Strong expertise across lease management, portfolio optimization through negotiations, and value creation initiatives, with the ability to set priorities and guide teams to achieve process improvement + Strong analytical, communication and presentation skills + Ability to work in a fast-paced environment and effectively run multiple priorities + Results driven, you will remain a strong teammate with positive attitude + Proficiency in English is crucial, both written and verbally + Strong knowledge of excel & a solid understanding of SmartSheets **WHAT YOU’LL WORK ON** As Manager, Asset Management, you will be responsible for the end‑to‑end execution, coordination, and optimization of asset management activities across the retail real estate portfolio. You will ensure strong operational control, proactive issue management, and value creation through close partnership with landlords, third‑party vendors, and internal stakeholders. + Manage landlord and third‑party lease administration correspondence, ensuring timely follow‑up and issue resolution + Own portfolio actions including bank guarantees, critical dates, lease expirations, tenancy‑related payments, and escalations, coordinating execution across vendors and internal stakeholders + Ensure accurate, timely tracking of critical dates and financial obligations through established reporting + Drive end‑to‑end closure of asset actions, managing risks, dependencies, and approvals + Manage landlord and third‑party consents, coordinating documentation and cross‑functional approvals + Oversee lease documentation administration, including GSAs, ensuring data integrity and governance + Coordinate daily document flow with the lease administration vendor, ensuring accuracy and compliance + Support ad‑hoc lease reporting and analysis, focused on insights and decision support rather than transactional processing + Partner with Real Estate Portfolio Managers to develop three‑year asset management and portfolio optimization outlooks + Execute agreed optimization initiatives to deliver financial, operational, and strategic outcomes + Prepare and lead landlord review meetings with clear agendas, data‑driven discussions, and follow‑up actions + Identify, scope, and coordinate resolution of complex asset and lease issues + Support savings tracking and reporting related to asset management initiatives + Drive continuous process improvement across asset management operations and vendor interaction NIKE, Inc. is committed to employing a diverse workforce.
