BASIC FUNCTION & RESPONSIBILITY: Responsible for overseeing all district maintenance operations to ensure safe, functional, and well-maintained facilities. This role provides leadership and coordination across multiple trade areas, including general maintenance, HVAC, plumbing, electrical, and locksmithing. The Maintenance Manager schedules and directs daily maintenance activities, establishes and enforces policies and procedures, and develops preventative maintenance plans to extend the life of district assets. Additionally, the position manages the work order system, monitors technician performance, and implements strategies to improve efficiency and service delivery. By proactively addressing facility needs and ensuring timely, high-quality work, the Maintenance Manager supports a safe and productive learning environment for students and staff.
QUALIFICATIONS:
Education/Certification:
Clear and valid Texas driver’s license EPA Universal Certification preferred
Special Knowledge/Skills/Abilities:
Specific knowledge of one craft used in building repair and maintenance including carpentry; electrical repair; heating, ventilation, and air conditioning; painting; or plumbing General knowledge of all crafts used in building repair and maintenance Ability to direct and supervise personnel Ability to read blueprints and schematics Ability to perform mathematical calculations Effective organizational, communications, and interpersonal skills
Experience:
Six (6) years of building maintenance experience Four (4) years of supervisory experience Commercial HVAC, plumbing, and electrical management experience preferred

Facilities Maintenance and Repair:
Assign work to personnel and oversee completion. Initiate contract repair when work cannot be performed by district staff. Assign priority to maintenance work orders and process them. Work cooperatively with principals and facilities managers to schedule and complete repairs. Estimate cost of repair and maintenance projects including labor, materials, and other related costs. Perform repairs and assist skilled workers to complete repairs as needed. Establish and enforce policy and procedure regarding district maintenance operations
Inspection:
Inspect all district buildings and facilities and initiate repairs as needed. Conduct on-site inspection of completed repair projects. Monitor and inspect contract work. Monitor Work Order System for accurate reporting.
Safety:
Provide training and orientation to all skilled workers in safety procedures and proper use of tools and equipment. Follow established safety procedures and techniques to perform job duties including lifting and climbing. Operate tools and equipment according to established safety procedures. Correct unsafe conditions in the work area and promptly report any conditions that are not immediately correctable to supervisor. Follow established procedures for locking, checking, and safeguarding facilities.
Inventory and Equipment:
Prepare, implement, and maintain preventive maintenance schedules for tools and equipment. Ensure maintenance is completed and equipment is in safe operating condition. Recommend replacement of existing equipment when necessary. Conduct regular inventory of physical equipment and supplies and maintain accurate records. Order tools, equipment, and supplies as needed.
Other:
Respond to after-hours emergency calls as needed. Assist in the preparation of the department budget. Assist in recruiting, screening, selection, training, and evaluation of maintenance employees. Maintain accurate information for payroll reporting (timecards, tardiness, and absenteeism). Follow district safety protocols and emergency procedures. Complete performance evaluations for direct reports. Issue corrective/disciplinary action to employees when necessary.
SUPERVISION EXERCISED: Monitor the work and issue work assignments to all maintenance staff.
