The Make Ready Manager manages, directs, supervises, and performs maintenance services for the community and supervises the make ready staff. This position is responsible for all make ready scheduling, unit turns, and guiding the make ready team.
Essential Functions and Responsibilities:
Provide feedback to the make ready associates with the assistance of the Maintenance ManagerLead team to deliver a quality move in experience and maintain scheduling vendors and contractors for turn unitsRespond to all move-in and/or make ready repair requests and concerns from residents and staffPrepare apartments for new residents, ensure all make readies are done efficiently and proactivelyEnsure that all maintenance equipment and/or parts are kept in a safe area to prevent injuries to residents and associatesMaintain availability to management, staff, on a regular predictable basisAttend required meetings and training programsMust utilize a mobile device to complete assigned tasksMust always have a valid Driver’s License with reliable transportationMaintain shop if one assigned according to specificationsMust follow all safety/OSHA RequirementsRegular attendance and punctualityAdditional Functions and Responsibilities:
Additional duties as assigned. This position is continually evolving based on needs of the community and additional duties will be requiredKnowledge, Skills and Abilities:
Must understand basic HVAC, plumbing, electrical, carpentry and mechanical systems, including ability to read and understand diagrams, such as HVAC wiring, etc.Must be proficient in computer skills such as Ops Technology, e-mail, Microsoft applications and mobile maintenance technologiesMust be available to workdays and evenings, weekdays, and weekendsMust demonstrate support of Bell Core ValuesMust demonstrate ability to successfully work on a teamMust be able to clearly communicate both orally and in writingMust have a vehicle suitable for transporting equipment and partsMust demonstrate ability to provide exceptional customer serviceEducation and Background:
High School degree or equivalent is required2-3 years previous maintenance or make ready experience preferably in a multi-family housing environmentPersonnel supervisory experience preferred#LI-KS1
