Related Companies' Luxury Team is looking for a dedicated Maintenance Technician to join us at 700 Broadway—our striking high-rise community in the heart of Santa Monica, where innovative architecture, lush outdoor spaces, and resort-style amenities redefine coastal living. What You'll Do Service Requests & Repairs: Responds to resident service requests and performs assigned work orders, including preventive maintenance. Diagnoses issues and makes repairs in accordance with Related Management Company policies, safety standards, and applicable codes. Apartment Turnovers: Executes the full “make-ready” process for vacant apartments by conducting pre-move-out inspections, creating punch lists, scheduling necessary vendors or contractors, obtaining supplies, completing all required maintenance, and inspecting the final product for quality. Inventory & Supplies Management: Follows established procedures for accessing tools, materials, and supplies. Tracks inventory usage, returns unused items to designated areas, and communicates restocking needs to the maintenance supervisor. Documentation: Accurately completes required paperwork and service documentation in a timely manner to ensure maintenance activities are properly logged and tracked. Property Upkeep: Helps maintain the property's curb appeal and cleanliness by removing trash, pressure-washing common areas, cleaning amenities, and painting as necessary. Cost-Conscious Maintenance: Supports cost-saving initiatives by repairing rather than replacing when feasible, minimizing material waste, and using tools and equipment appropriately. Safety & Compliance: Complies with Related Management Company’s safety and risk management policies by attending regular safety meetings, completing required OSHA and safety training, and promptly reporting any accidents or incidents. Vendor Oversight: Periodically inspects work performed by outside vendors, contractors, and service providers to ensure quality standards and specifications are met. Routine Inspections: Participates in regular property inspections to identify maintenance needs, safety issues, and overall property condition, reporting any concerns to the management team. Compensation: $20.00 - $26.00 / hour plus annual performance based bonus Qualifications What You Bring You have at least 2 years’ maintenance/facilities experience in multi-unit residential housing or in hospitality. You’re able to work our emergency on-call rotation as needed, can lift up to 50 lbs, and stand for an 8-hour shift. You are committed to the mission of exceeding expectations and providing exceptional resident services. You have the ability to multitask and remain composed in a fast-paced environment.
