Maintenance Technician Lead

You work independently but also lead, coach, and motivate your team to deliver an exceptional resident experience.You embody professionalism, respect, and hospitality when entering residents’ homes or working in shared amenity spaces, modeling the standards for others to follow.

 

Primary Responsibilities

General Building Maintenance

Oversee and guide the maintenance team in responding to and completing service requests promptly and professionally.Provide advanced troubleshooting and repair for plumbing issues (clogs, valves, leaks, garbage disposals) while training others in correct techniques.Supervise electrical repairs: outlets, switches, fixtures, dimmers, GFCIs, and circuit troubleshooting, ensuring safety standards are followed.Lead all Daikin HVAC unit responsibilities, including:Diagnosing and repairing water-source heat pumps (WSHPs).Performing coil cleaning, condensate line clearing, and filter replacement.Conducting thermostat replacements, motor swaps, and capacitor/contactor changes.Managing refrigerant recovery, recharging, and leak detection in compliance with EPA standards.Tracking unit performance and documenting service histories.Training junior technicians on proper Daikin WSHP troubleshooting and preventive care.Direct appliance repair and maintenance: installation, testing, and servicing of washers, dryers, refrigerators, dishwashers, microwaves, and ovens.Ensure carpentry and cosmetic repairs (hardware adjustments, cabinet repairs, drywall patching, trim work, painting) are completed correctly and to standard.

Unit Turnovers & Resident Readiness

Conduct thorough move-in and move-out inspections, guiding the team to correct deficiencies quickly and consistently.Ensure all unit turnover work is completed to a high standard and provide coaching to technicians to achieve a “move-in ready” quality.

Preventive Maintenance

Assign, oversee, and document preventive maintenance tasks on building systems: HVAC (with a focus on Daikin WSHPs), plumbing stacks, pumps, boilers, exhaust fans, and related equipment.Keep mechanical and utility rooms properly maintained and ensure the team follows safety and documentation protocols.Identify trends in recurring issues and recommend long-term solutions, while training staff on preventive care methods.

Common Area & Amenity Maintenance

Lead inspections and upkeep of lobbies, hallways, elevators, rooftop decks, fitness centers, pools, locker rooms, storage rooms, and garages.Direct staff to address wear-and-tear issues such as furniture, lighting, and flooring.Ensure compliance with safety standards and testing of emergency equipment, providing instruction and oversight to the team.

Special Projects & Technical Installations

Coordinate with vendors and manage the team’s role in capital improvement projects, ensuring preparation and clean-up meet expectations.Support building technology upgrades (leak detection, smart thermostats, intercoms, fob readers) and train staff on new systems.Ensure safe operation and maintenance of tools and equipment, reinforcing proper use with technicians.

Resident & Team Interaction

Respond to resident requests with urgency, professionalism, and hospitality while coaching team members to do the same.Follow up on requests to confirm resolution meets resident expectations.Maintain a professional appearance and ensure the team represents the property positively at all times.Communicate clearly and respectfully with staff, residents, vendors, and management.Provide daily direction, supervision, and training to maintenance technicians and support staff.Step in for building engineers or supervisors when required.

 

Preferred Certifications & Licenses (Washington, DC)

EPA Section 608 Certification (Universal preferred) – required for handling refrigerants and Daikin WSHP servicing.DC 3rd Class Stationary Engineer License – highly beneficial for HVAC and boiler operations.OSHA 10 or OSHA 30 Safety Certification – to ensure safe work practices.CFC Certification – for refrigerant recovery and safe handling.Basic Electrical or Journeyman License (DC or nearby jurisdiction) – strongly preferred for electrical troubleshooting and repair.Plumbing license or trade certification – beneficial for advanced plumbing repairs.
Qualifications

What You Bring

5+ years of experience in maintenance, facilities, construction, or building operations — with at least 2 years in a supervisory or lead role.Advanced skill set in HVAC (particularly Daikin WSHPs), electrical, plumbing, carpentry, painting, and appliance repair.Ability to train, mentor, and oversee other technicians to ensure consistent performance and high service standards.Proficiency with digital work order systems, apps, or tablets for tracking and closing tasks.Ability to lift 50+ lbs, climb ladders, and work on your feet for extended shifts.Valid driver’s license (preferred) and ability to work legally in the U.S.Flexibility for evening or weekend and on-call shifts.Strong leadership, problem-solving, and organizational skills, with a team-first mentality.

Compensation 

$27.00 - $29.00 / hourly with an annual bonus that is tied to performance
