Maintenance Technician supports operation, inspection, and maintenance processes to mechanical, electrical and plumbing equipment in assigned facilities. Performs inspections and repairs to assigned property which includes interior and exterior areas, walls/flooring, installed fixtures, lighting, etc.

What your day-to-day will look like: 

Performance of ongoing preventive and repair response work orders on facility mechanical, electrical, plumbing and other installed systems, equipment, and other componentsUtilizes CMMS to manage the completion of all preventative and corrective maintenance assignments.Requires the ability to analyze the operation of various systems, determine the cause of any problems/malfunctions and take corrective action as required.Monitor BAS systems and respond to alarms; escalate issues as neededClean HVAC coils, change filters and belts, maintain exhaust fansInspect, repair, modify and install HVAC equipment including refrigeration and air conditioning compressors, receivers, condensers, chillers, water cooling towersInstall, rebuild, replace or repair fans, motors, thermostats, fuses, filters, bearings, valves, controls, gaskets and other equipment as necessary.Repair/Replace/Install ceiling tiles, carpet tiles, floor tile, etc.Support the repair plumbing components including toilets, urinals, lavatories, flush valves, water fountains, sinks, drains, water heaters, piping, and sump pumpsMinor plumbing including unclogging drains, water leaks, etc.Inspects various damaged surfaces (e.g., plaster, drywall, water-damaged areas, ceiling and wall cracks) for repairsCompletes special tasks that include painting, pressure washing, tenant services requests, special cleaning, and general maintenance as assigned.Perform assigned facility inspections and due diligence efforts; report on as-found conditionsAssist the operations team in the maintenance and repair of building and equipmentGeneral Interior Maintenance: hang pictures, install keyboard trays, repair office furniture systems, etc.Recognize danger and safety hazards and propose methods to eliminate themEscorting vendors onsite to perform routine preventative maintenance or repairsMust be willing and able to support any after-hours building related activity as required.Ensure that work is performed efficiently with a minimum amount of disruption and inconvenienceMaintain related records concerning time, labor and materials; maintain log of tasks performed and write reports as requiredMaintains a clean and safe working environment.

Preferred Qualifications:

Standard practices of the HVAC and refrigeration trade.Theory of HVAC and refrigeration systems.Materials, methods and tools used in the operation and repair of HVAC and refrigeration systems.Applicable building codes, ordinances and regulations of State and local authorities pertaining to HVAC, refrigeration and boilersAir compressors and pneumatic controls.Cooling tower and boiler water treatment.Manual and electrical tools and equipment applicable to the HVAC and refrigeration trade.Welding and soldering techniques.Health and safety regulations.Basic record-keeping techniquesProper methods of storing equipment, materials and supplies.

Ability to:

Perform skilled mechanical maintenance duties in the inspection, repair, installation and alteration of heating, ventilation, air conditioning and refrigeration systems and related equipment and facilities.Calibrate systems.Perform preventive maintenance and routine servicing of equipment.Diagnose defects, and install, repair and maintain heating, ventilating, refrigeration, and air-conditioning units.Follow oral and written instructions.Operate specialized machinery, equipment and tools utilized in the repair, installation and maintenance of heating, ventilation, air conditioning and refrigeration systems.Communicate effectively both orally and in writing.Understand and follow oral and written directions.Work cooperatively with othersWork independently with little direction.Meet schedules and timelines.Maintain routine records and prepare reports.
