Maintenance Supervisor

Maintenance Supervisor (3rd Shift, Tuesday-Saturday)Job Summary

Manage 3rd shift facilities operations ensuring safe building systems performance, team supervision, and emergency response. Coordinate preventative maintenance programs, vendor management, and regulatory compliance while supporting budget management and client relations for manufacturing facility operations.

Key Responsibilities

Operations Management & Supervision

Review and maintain shift turnover logbook with daily meetings with alternate shift managers and general managerConduct daily safe operating tours to ensure proper building systems operationPrioritize and distribute Help Desk work orders in conjunction with Maximo PMs and PMRsSolve building operational issues including supervision of outside contractors and vendorsProvide supervisory coverage for housekeeping and support all emergency situations

Maintenance & Documentation

Review and close out all Maximo WPMs, WPMRs, and Help Desk work ordersEnsure shop and work areas maintained in neat and organized fashion with current logbooksMaintain white boards identifying equipment status and ensure tools are labeled and inventoriedOrganize and store files, critical documents, and blueprints in compliance with company/audit requirementsEnsure appropriate inventory levels maintained, especially critical components for system uptime

Budget & Financial Management

Monitor operational budget and assist general manager in annual budget developmentOrder supplies and tools through GM's Indirect Service Provider as necessaryIdentify hard and soft cost savings at site and assist with project budget developmentMonitor and control expenses for account while supporting team in achieving revenue targets

Safety & Compliance

Implement comprehensive emergency procedures for building operationsEnsure EPA/OSHA compliance, safety programs, CFC handling, and government regulatory complianceEnsure compliance with Jones Lang LaSalle and GM audit standards

Client Relations & Communication

Establish relationships with key facility contacts keeping them apprised of work order statusCommunicate regularly with building occupants regarding project status and follow up on completionParticipate in planning or implementing account or property initiativesRequired Qualifications

Education & Experience

College degree or equivalent work experience in facilities management with technical emphasis5-7 years industry experience in supervisory roleStrong knowledge of building systems and facilities operations

Technical Competencies

Proficient in CMMS systems (Maximo) for work order management and preventative maintenanceUnderstanding of building mechanical, electrical, plumbing, and HVAC systemsKnowledge of emergency procedures and facility operations managementExperience with budget development and expense control

Core Competencies

Strong interpersonal and management skills with team leadership capabilitiesExcellent communication skills for client relations and vendor coordinationProblem-solving abilities for building operational issues and emergency responseOrganizational skills for documentation, inventory management, and compliance trackingPreferred Qualifications

Advanced Experience & Skills

Experience in manufacturing or automotive facility environmentsBackground in project management and capital improvement planningKnowledge of energy management and sustainability initiativesExperience with multiple CMMS platforms and building automation systems

Specialized Knowledge

Understanding of EPA environmental regulations and OSHA safety standardsExperience with contractor management and vendor negotiationsBackground in budget forecasting and financial analysisFamiliarity with lean manufacturing principles and continuous improvement methodologiesWorking Conditions

3rd shift position (Tuesday-Saturday schedule) in manufacturing facility environment. Requires emergency response flexibility, on-call availability, and ability to supervise multiple teams and contractors across facility operations.
