FCI Residential is a part of Florida Crystals Corporation’s real estate division, which focuses on multi-family residential development in urban and in-fill areas. The real estate division currently has approximately 3,300 units in the development process throughout Florida.
OVERVIEW
Carries out supervisory responsibilities in accordance with FCI Residential’s policies. Responsible for overall maintenance of the property by having a working knowledge of the entire property’s systems and related code requirements, including fire protection, access control systems, grounds, internal structural plans, HVAC, electrical and plumbing. Responsibilities include training maintenance employees; planning, assigning, and overseeing third party work; appraising performances; rewarding and disciplining employees; addressing complaints and resolving resident problems.
DETAILED ROLES & RESPONSIBILITIES:
+ Complies with building, county, and safety codes/standards, ensuring legal compliance and accident-free operations.
+ Resolves maintenance issues in HVAC, electrical, plumbing, and appliance repair.
+ Handles resident service requests promptly and courteously to ensure resident satisfaction and retention.
+ Leads by example, embodying FCI Residential’s core values and standards for team culture and accountability.
+ Selects and retains qualified team members for effective collaboration.
+ Executes preventative maintenance programs to preserve building value and prevents costly breakdowns.
+ Inspects work performed by contractors, vendors and other service providers to meet quality standards and adherence to scope.
+ Manages the make-ready and apartment turnover process with attention to detail and efficiency.
+ Optimizes operation levels for all property components to keep systems efficient and cost-effective.
+ Reviews expenses and budget weekly with Property Manager to controls costs and ensure financial health.
+ Assesses HVAC, appliance, electrical, and plumbing repairs and strategically decides on contractor involvement.
+ Recommends maintenance and capital improvements to sustain property value and long-term planning for asset growth.
+ Inspects work performed by other maintenance team members to ensure internal standards and corrective action.
+ Manages care, maintenance, and inventory of all community equipment and supplies.
+ Maintains property curb-appeal and safety/compliance through general upkeep.
+ Maintains clean, safe workshop and storage areas, and adequate inventory of supplies and parts.
+ Completes required training courses and ensures timely completion by maintenance team.
ESSENTIAL CAPABILITIES (KNOWLEDGE, SKILLS, ABILITIES AND PERSONAL ATTRIBUTES)
+ Motivated, able to build trust and communicate effectively with leadership and staff, fostering teamwork.
+ Physically demanding role; must lift up to 25 lbs. and heavier weights (over 50 lbs.) only with assistance.
+ Must work in various weather conditions.
+ Must travel independently outside the community; valid driver’s license and insurance required.
+ Results-oriented, accountable for performance and committed to self and team improvement.
+ Strong problem-solving, technical, analytical, and operational skills to manage tasks and teams.
+ Excellent written and verbal communication skills.
+ Leadership experience preferred.
+ Knowledge of risk management, OSHA, MSDS.
+ Skilled in HVAC (split units, RTU’s, etc.), plumbing, electrical, appliance repair, carpentry, drywall, painting.
+ Safety-focused with keen attention to detail.
+ Professional appearance.
+ Proficient with Microsoft Office and comfortable with technology platforms.
+ English required, bilingual a plus.

ESSENTIAL REQUIREMENTS
+ High school diploma or equivalent required; college degree preferred
+ 5+ years of experience in trades, facilities, or residential building maintenance
+ HVAC certification and/or EPA Universal required
+ Flexible schedule, including extended hours and availability for emergency situations at the property, including an on-call rotation.
