Maintenance SupervisorJob SummaryLead 2nd shift facilities operations (Tuesday-Saturday, 2:00 PM - 10:30 PM) providing comprehensive building management, supervisory oversight, and emergency response coordination. This role ensures continuous facility operations through effective team leadership, vendor management, budget oversight, and regulatory compliance while maintaining high service standards for building occupants.
Key ResponsibilitiesShift Operations Management
Review and maintain Manager's Shift Turnover LogbookConduct daily safe operating tours to ensure proper facility operationMeet with alternate Shift Managers daily to address outstanding issues and upcoming projectsPrioritize and distribute Help Desk Work Orders in conjunction with MAXIMO PMs and PMRsMonitor operational budget and assist General Manager in annual budget developmentTeam Leadership & Supervision
Provide supervisory coverage for Housekeeping staff as necessarySupervise outside contractors and vendors for building operational issuesMeet with General Manager regarding outstanding issues and provide input on upcoming projectsSupport team in achieving revenue targets through cost management and controllable expense budgetsEmergency Response & Compliance
Provide support for all emergencies and implement comprehensive emergency proceduresEnsure government regulatory compliance including EPA/OSHA, safety programs, and CFC handlingEnsure compliance with Jones Lang LaSalle and GM audit standardsMaintain current knowledge of critical building systems and emergency protocolsDocumentation & Inventory Management
Review and close out all MAXIMO WPMs, WPMRs, and Help Desk Work OrdersMaintain logbooks with building status, equipment changes, and contractor activitiesEnsure appropriate inventory levels, especially critical components for system uptimeMonitor supply purchases and order through GM's Indirect Service Provider as necessaryOrganize and store files, critical documents, and blueprints per company requirementsClient Relations & Communication
Establish relationships with key facility contacts, keeping them informed of work order statusCommunicate regularly with building occupants regarding project status and activitiesFollow up to ensure work completion meets satisfaction and timeline requirementsParticipate in planning and implementing account or property initiativesOperational Excellence
Ensure shop and work areas are maintained in neat, well-organized fashionMaintain white boards identifying equipment status and current operationsEnsure tools are labeled, in good condition, with current inventory trackingIdentify hard and soft cost savings opportunities at the siteWork with account manager to monitor and control account expensesRequired QualificationsEducation & Experience
College degree or equivalent work experience in Facilities Management with technical emphasisMinimum 5-7 years industry experience in a supervisory roleTechnical Knowledge
Strong knowledge of building systems including HVAC, electrical, plumbing, and mechanical systemsUnderstanding of emergency procedures and regulatory compliance requirementsExperience with MAXIMO or similar Computerized Maintenance Management Systems (CMMS)Knowledge of EPA/OSHA regulations and safety programsManagement & Leadership Skills
Strong interpersonal and management skillsProven supervisory experience with diverse teamsAbility to manage contractors and vendors effectivelyExperience in budget development and expense managementCommunication & Organization

Available to work 2nd shift: Tuesday-Saturday, 2:00 PM - 10:30 PMFlexibility for emergency response outside normal hoursPreferred QualificationsBachelor's degree in Facilities Management, Engineering, or related technical fieldFacilities management certification (CFM, FMP, SFP)Experience in commercial real estate or corporate facilitiesAdvanced MAXIMO system experienceProject management certification or experienceExperience with building automation systems (BAS)Knowledge of energy management and sustainability initiativesPrevious experience in critical environment facilities (data centers, laboratories, medical facilities)Additional certifications in HVAC, electrical, or other building systemsExperience with JLL operations and audit standardsWorking ConditionsThis 2nd shift position requires working Tuesday through Saturday from 2:00 PM to 10:30 PM in a facilities management environment. The role involves both office work and hands-on facility operations, with potential exposure to mechanical equipment and building systems. Must be available for emergency response situations outside normal working hours.
