KEY ACCOUNTABILITIES:
• Develops the formulation of objectives, policies and procedures concerning the company’s
maintenance programs.
• Manages corporate level maintenance programs to include: re-lamping, background music, fire
• Oversees maintenance programs within the area of the assigned operating division(s) pertaining
to retail store maintenance and repair projects, common area maintenance, and surplus property
maintenance. Responsibilities involve the performance of discretionary tasks requiring
considerable knowledge of the division and company operations.
• Links store and division retail operations personnel to appropriate in-house and outside vendor
resources to maximize value for company maintenance expenditures. This to be accomplished by
development and maintenance of a recommended vendor guide specific to the assigned operating
division(s) and comprehensive understanding of what resources are available from various
support departments within the Company.
• Monitors retail store maintenance expense reports quarterly, comparing current against historic
costs and in relationship to costs to maintain similar facilities within the operating district to identify
areas ripe for expense reduction. Implements training or alternative action to reduce costs while
sustaining appropriate quality maintenance. Audits new and remodels store repair costs for
warranty recoverable expenditures.
• Guides and assists store directors in maintaining clean, safe and customer-appealing conditions
and monitor adherence with governing real estate documents. Helps store management acting as
CAM Directors or maintaining the common areas on Company parcels to set up service contracts
and a method for recapturing costs from others in the shopping center. With outside CAM
Directors, assist Store Directors in monitoring all costs and interacting with the CAM Director to
approve annual budgets or excessive single item CAM expenditures.
• Implements and manages, under the direction of the Corporate Maintenance Coordinator, various
projects such as the Company's Store Closing Procedures, centralized maintenance programs
such as group relamping, filter maintenance, water treatment, fire alarm monitoring, baler and
compactor inspections, background music contract administration, etc.
• Prepares purchase order requisitions for Division Vice President approval.
• Prepares quarterly projections and alerts Division Vice President and Corporate Maintenance
Coordinator of any extraordinary forthcoming maintenance expense.
• Assists division personnel, upon request, with implementing safety related modifications, small
construction projects, etc. Assumes primary responsibility for such projects and seeks appropriate
advice and expertise from corporate personnel.
• Implements, under the direction of the Property Management Coordinator/Representative, the
value added services such as ATM's, coffee bars, Christmas tree sales from the common area, instore licensees such as dry cleaners, banks, etc.
• Administers and recommends improvements to the maintenance policy section of the Company's
policy manual.
• Provides quarterly training to store and division personnel on various facets of improved
maintenance or maintenance cost reduction. Communicates through timely maintenance
bulletins, participation in division meetings, and one-on-one consultations.
KNOWLEDGE AND EXPERIENCE:
• Education Level:
• Bachelor’s degree in business, architecture, real estate, construction management, or related
field.
Experience Level:
• Prior experience of at least three years in the Company's Property Management Department or a
closely related department.
• General knowledge of EDP applications and computer capabilities helpful. Prior experience with
personal computer applications preferred.
Skills and Experiences:
• Working knowledge of architectural plan development, lease interpretation, and repair methods.
• Possess ability to analyze, interpret, and report financial data and to read architectural plans.
Basic knowledge of building codes to work with and through governmental authorities and to keep
stores in compliance with access, health and safety regulations.
• Possess ability to accomplish job tasks with minimum supervision. Ability to work with and
through others to achieve desired results.
• Possess excellent communication skills, both verbal and written, plus possess ability to make
effective training presentations before groups. Must have the ability to represent the company's
interests to outside vendors
