Performs a variety of advanced-skilled work in the operation, installation, alteration, maintenance, purchase of equipment and material and repair of District facilities including a D2 classified water system, plumbing, carpentry, electrical, HVAC and mechanical flow systems including heating, cooling, refrigeration, and pressurized gas systems. Works primarily in these skilled trades but is required to perform duties of other trades, and less skilled tasks as needed.
Education and Experience
High School Diploma or Equivalent, completion of a formal apprenticeship (4 years), or Vocational School or College Certificate/degree in the specialized area, or specialized training equal to 4 years in two or more of the building trades (Carpentry, Plumbing, Electrical, and HVAC) is required. Minimum of 4 additional years experience in at least two areas of specialization is required.
Essential Duties and Responsibilities
• Designs, inspects, repairs, operates, fabricates, alters, installs, services and maintains systems for the distribution of water, gas, sewage, electricity, heating and cooling, fire alarms, and synchronized clocks.
• Performs a variety of electrical repair and maintenance duties. Installs, adjusts, repairs or replaces electric lights, motors, heaters, generators, transformers, switchboards and other electrical apparatus. Operates electrical power generating plants. Maintains the electrical shop and operates electrical equipment.
• Performs a variety of HVAC duties. Operates, maintains, inspects and repairs heating, air conditioning, refrigeration, water treatment, ventilation and air compressors equipment.
• Maintains, inspects, diagnoses and makes emergency repairs to steam, lpg, natural gas, water, refrigeration, air, and oil distribution systems.
• Reads and interprets blue prints, maps, wiring diagrams and specifications. Maintains required records and makes written reports. Prepares written reports on work completed and materials used.
• May serve as a team leader during absence of the Director. May lead other Maintenance Specialists and staff or provide orientation to operating systems on the College campuses.
• Determines priorities for requisitioning materials and supplies for all trades. Keeps tools and equipment in safe working condition for all trades.
• May provide support to the Information Technology by installing electrical and data lines, surge protection, and trouble shooting problems.
• Tests, adjusts, and calibrates boiler and air conditioning machinery and mechanical, electrical, and pneumatic control instruments. Tests and as required, chemically treats boiler, condenser, cooling towers, and domestic water systems.
• Operates, services and repairs chlorine generating and distribution equipment. Applies and monitors chemicals.
• Periodically conduct tests of the emergency power generation capabilities and equipment. Maintain equipment records and assure its ability to operate without notice.
• May perform certain low voltage electrical duties related to HVAC, such as flow testing and instrument calibration.
• Performs a variety of skilled carpentry duties. Constructs, fabricates, installs, repairs or replaces doors, walls, signs, desks, counters, shelves, shelf units, computer tables, chairs, benches, tables, buildings, sheds, scaffolds, forms, frames, window frames, fences, and stairways. Constructs temporary and permanent structures.
• Inspect roofs. Repair roof leaks and potential roof leaks. Inspect repairs and re-roofing performed by outside contractors. Performs preventative maintenance on District roofs. Makes and keeps records and photos files of all major repairs and facility re-roofing.
• Performs rough carpentry required for the construction of rooms, and finish carpentry for the repair of cabinets, workstations, tables, desk, and display shelves.
• Performs other duties as assigned that support the overall objective of the position. May perform the duties of a lower level Maintenance position depending on district need.

Knowledge and Skills
Requires a thorough knowledge of the principles, practices, methods, techniques, materials, tools, equipment, layout and set-ups used in either plumbing, electrical, carpentry, HVAC systems and controls or heating and cooling plant operation, plus at least one other area of specialization and general mechanical skills in all the above listed trades. Requires a thorough knowledge of the uses and purposes of general maintenance, hand and power tools and equipment. Must possess a working knowledge of the applicable Federal, State, and local laws, codes and regulations in area of specialization. Must posses a working knowledge of the applicable safety orders of the Industrial Accident Commission related to area of specialization. Must have leadership skills sufficient to lead the maintenance staff, student workers, and other available labor.
Abilities
Requires the ability to perform all essential duties in at least two areas of journey-level specialization with minimal supervision. Must be able to safely use and maintain all of the tools, equipment, and vehicles used during routine performance of duties. Requires the ability to plan, schedule and direct the activities of subordinates to attain high quality and efficiency in work. Have the ability and initiative to independently develop methods and techniques in the interest of effectiveness and efficiency. Must be able to understand and follow oral and written instructions, maintain routine records and interpret plans and specifications found in area of specialization. Must be able to obtain cooperation of and maintain harmonious relations with the employees in other departments contacted during routine performance of duties. Requires the ability to work variable schedules and travel to other sites to complete projects and support special events. May be required to obtain and maintain certificates and licenses as needed.
Physical Demands
Requires the ability to stand for extended periods of time, walk up to 1000 yards, and manipulate (lift, carry, move) light to medium weights of 10 – 50 pounds on a regular basis, 50 to 100 pounds on infrequent bases. Requires the ability to climb (e.g. ladders, scaffolds and lifts up to 60 feet), stoop, kneel, and crouch on a regular basis. Requires sufficient hand-eye coordination, hand and finger dexterity including ability to grasp small devices as well as common tools, and visual acuity to operate equipment, read small incremental instrumentation, and read technical and safety information (including blueprints). Requires the ability to perform manual labor in septic areas, and on roofs.
