Maintenance Specialist III
Position Summary

The hiring salary for this position will be from the min to mid-point of the salary range.

The Maintenance Specialist III performs a variety of maintenance, repairs, installations, and restoration functions on facilities equipment and systems throughout the campus; including but not limited to carpentry, plumbing, electrical, HVAC, painting, and preventative maintenance. The incumbent may help mentor, counsel, and assist lower-level maintenance employees within the department ensuring workers adhere to all safety standards, policies, and procedures.  This position is journey level and requires previous training, experience, application of job concepts, and specific skills.

Specific Duties and Responsibilities

90 % General and Preventative Maintenance
Performs a variety of carpentry/construction-related functions including building maintenance, repairing and/or installing cabinets, shelving, furniture, windows, and doors.Constructs or repairs drywall, cabinets, furniture, trim and other finish carpentry items.Performs repairs to different types of flooring, walls, and ceilings.Performs code acceptable plumbing installation and repairs to include piping, fixtures, flush valves, temperature control valves, shower valves, drains and other equipment.Performs regular inspections and maintenance of assigned areas, such as eye wash and shower stations, roofs, roof drains and gutters.Supports electrician in performing basic electrical, electrical inspections and repairs such as, but not limited to; light switches, outlets, light bulbs, ballast replacement, outside lighting, exit lights, emergency lighting testing, switchgear testing, generator testing and assisting electrician in electrical projects.Makes roof repairs to a wide variety of roof types to include membrane patching, shingle replacement, caulking, flashing, gutters, and sealing.Supports HVAC mechanics performing basic maintenance and repairs to HVAC equipment such as, but not limited to; filter replacement, belt replacement, condenser cleaning, condensation leaks and assisting HVAC technician.Conducts periodic walkthrough of buildings to ensure work standards and premises are in good working order.Ensures work is completed and meets CSM standards.Updates and informs management of any issues and performs corrective action as appropriate.Operates tractors, lifts, and other equipment to perform maintenance work in a safe manner.Determines appropriate tool for the task at hand and keeps tools/equipment in safe, sharp, and optimum working condition.Assists other departments and skill crafts areas as required to ensure continuance of overall facilities operation.10% Administrative Tasks and Contractor Oversight
Maintains inventory control of maintenance supplies.Oversees the inspection of backflow preventer valves and other potable water protection devices.Oversees the inspection of life safety systems such as elevators in accordance with applicable code requirements.Performs a variety of administrative duties, such as recording, updating, and maintaining maintenance logs, reviewing, updating, and closing work orders.

Performs other related duties as assigned.

Minimum Education and Training

Required Education and Experience:
High school diploma or equivalent Vocational trades education or five years on site training working under journeyman tradesman.Five (5) years of general construction and building maintenance on commercial buildings.Four (4) years of general carpentry and millwork.Four (4) years of general plumbing.Three (3) years of general electrical knowledge, maintenance, and electrical testing.Two (2) years of general HVAC knowledge and maintenance.Two (2) years of Journeyman level experience.General computer knowledge of Word, XL, Outlook, and Facilities work order system.General knowledge to read blueprints and spec sheets
Licenses, Certifications, or Additional Requirements:
Maintain a valid Maryland driver’s license and insurability under the college vehicle liability insurance plan.

Minimum Qualifications and Standards Required

Knowledge, Skills, and Abilities:Ability to safely work off ladders and platforms and ability to lift 100 lbs.Thorough knowledge of the safe use and care of common hand/power tools, safety requirements and electrical codes.Proper use and care of personnel lifting equipment.Knowledge of the care and operation of tractors and other small engine operated equipment.Knowledge of proper building alteration/repair procedures, proper maintenance of flooring materials, roofs, stairways, partitions, doors, windows, screens, furniture, and casework, etc.Qualification or ability to obtain certification to inspect backflow prevention devices.Knowledge on reading blueprints/technical drawings and interpret specifications.Knowledge of applicable codes regarding life safety issues.Familiarity with the basics of computer aided design programs.Ability to resolve customer issues/problems in a manner that exceeds client expectations.Ability to maintain accurate records of activities within approved database. Excellent verbal, written, and reporting communication skills.Demonstrate excellent work ethic and integrity.Ability to work autonomously and as a team member.
PHYSICAL DEMANDSThe work is heavy work which requires exerting up to 100 pounds of force occasionally, and/or up to 50 pounds of force frequently, and/or up to 20 pounds of force constantly to move objects.The ability to use, fingers, hands, arms, legs, feet to perform day-to-day tasks.
