LEASE AUDIT SUPERVISOR

Essential Function      

The primary responsibilities for this position are approval of rent payments, approval of rent adjustments, and supervision of the Managed Service Provider- Lease Analyst team and their related functions.  The approval of rent payments and rent adjustments includes ensuring the accuracy of such payments resulting in the accuracy of financial reporting. The supervision of the staff consists of a Managed Service Provider- Lease Analyst team that is responsible for the accuracy and integrity of rental obligations for over 3,500 stores.

Primary Duties               

Approve payments to landlords for reconciliations of triple-net expenses and verify billing is compliant with lease terms.  Approve all adjustments to current rent batch including scheduled payments for new and renewing stores and all escrow changes and supplier changes. Correspondence and communication with third party lease partners to assist in proactively researching certain matters. Assist Lease Manager in verifying accuracy and validity of all activity on the monthly rent run.   Ensure all changes are compliant with lease terms, and are input completely and accurately in Oracle. Supervise Manager Service Provider- Lease Analyst team by setting KPIs, reviewing their work product, and ensuring SLAs are met.Manages special projects to include the development and improvement of ad-hoc reports, perform special analysis, and complete various projects to support Senior Management.Coordinates with Real Estate and assists in the interpretation of leases that impact the recording and payment of lease rent and executory costs.Manage, identify, and ensure all financial risks are mitigated and compliant with SOX requirements.  Additionally ensure process narrative documentation is current and accurately describes the process.

Knowledge, Skills and Abilities             

High school diploma or GED required

3+ years of Lease Administration or Real Estate experience

Proficient in Microsoft Office, especially Excel

Experiencing leading or supervising a team

Working Conditions /Physical Requirements             

The work environment involves everyday risks or discomforts which require normal safety precautions typical of such places as offices, meeting and training rooms, retail stores, and residences or commercial vehicles, e.g., use of safe work practices with office equipment, avoidance of trips and falls, observance of fire regulations and traffic signals, etc. The work area is adequately lighted, heated, and ventilated.

The work is sedentary. Typically, the employee may sit comfortably to do the work. However, there may be some walking; standing; bending; carrying of light items such as papers, files, books, small parts; using a keyboard, driving an automobile, etc. No special physical demands are required to perform the work.
