Summary of Position

The Lead Building Operator will be responsible for maintaining safe conditions inside and outside of the facility, performing preventative maintenance and inspections, ensuring regulatory compliance for the building and associated systems as well as using computerized building management systems. The Lead Building Operator uses experience and technical skills with preventive maintenance and system operations to ensure that the facility runs safely, efficiently and that the client receives value from our services. This position will offer trade competitive wages.

The Lead Building Operator will also be responsible for supervising and coordinating the activities of employees and subcontractors in the performance of activities related to the maintenance and repair of facilities in accordance with Provincial Health and Safety regulations and Black & McDonald best practices.

Duties & Responsibilities Coordinate, schedule, and supervise maintenance and construction activities of staff, contractors and sub trades as required.Requisition of materials and suppliesTrain or arrange for training of workersEnsure standards for safe working conditions are observedPrepare work progress reports, incident reports, and safety related reportsEnsure that work order requests and PMs are prioritized and addressed in a timely mannerCoordinate sub trades to ensure the required work and inspection reports are completedReport deficiencies to management and recommend remedial actionsInvestigate the cause of equipment failure and recommend actions to extend equipment life expectancy or reduce operating costCoordinate with the facility any tasks that will impact the operation of the facility such as elevator maintenance, electrical shutdowns etc.Inspect, monitor/operate, and maintain a large variety of HVAC and Electrical building systemsMonthly/Quarterly inspections, i.e. Fire & life safety, roofing, building envelopePerform fire pump operational test & generator run and readiness check including fuel levelInspect and clean roof drains, sumps & catch basins, clean strainers and replace water filtersMonitor & control DDC system operationsParticipate in establishing scope(s) of work and pricing/quoting small projectsPerform repairs/maintenance duties including minor electrical or mechanical, drywall/framing/painting/finishes, touch ups & repair, signage installation, door closers/operators and hardware, re-lamping, plumbing and fixtures, etc.Provide detailed responses to tenant requests Competency Requirements (Skilled to Advanced Level) Change OrientationCommunicates EffectivelyContinuous LearningCustomer FocusHolds Self and Others AccountableProblem Solving and InnovationTeamwork and CollaborationValues and Respects Others Education & Skill Requirements Completion of secondary school requiredTrade License requiredSeveral years relevant field experience requiredStrong skills in supervision, negotiation, and problem solvingEffective Verbal and Written Communication SkillsProven Planning and Scheduling SkillsMust have computer skills and working knowledge of ExcelFormal training in Supervisory responsibilities considered an assetAvailable for on call standby duties
