Identify and source vacant, buildable lotsMeet with seller or seller's agent to negotiate the purchase of lotsDetermine lot viability for zoning, utilities, topography, locationBuild a proforma for the lot and support with a competitive market analysisCoordinate with engineer for survey, plot plan, soils, test pits, municipal submissionsConduct due diligence for each development opportunityWork with permitting, purchasing, construction, and sales to build and sell the lotMaintain close relationships with land developers, brokers, realtors, and landownersUnderwrite and analyze the financial aspects of each development opportunityCommunicate regularly with county and township officialsNegotiate purchase contracts with sellersConduct all business in a professional and ethical manner to serve customers and increase the goodwill and profit of the companyAble to travel overnightD.R.
