Position Overview

JLL seeks a dynamic India FM Lead to partner with our Regional FM Lead and Workplace Team in managing Atlassian's India facilities, currently in Bengaluru with potential nationwide expansion. This role demands a strategic leader who delivers safe, compliant workplaces while anticipating client needs and driving exceptional performance within contract parameters.

As India FM Lead, you will build and manage high-performing Facilities and Soft Services teams that achieve operational excellence while maintaining exceptional team engagement. This position requires translating JLL's strategic objectives into actionable business opportunities, ensuring all contract deliverables exceed expectations including operational uptime, cost optimization, energy reduction initiatives, and service innovation.

The role combines strategic oversight with deep technical expertise in FM hard services, requiring comprehensive management of building systems, infrastructure, plant and equipment to ensure efficient, safe and cost-effective operations. You will deliver critical environment management and technical leadership focused on continuous improvement, risk mitigation, and exceptional client satisfaction.

Key Responsibilities

Strategic Client Partnership

Partner with JLL's Regional FM Lead to execute the account's Integrated Facilities Management (IFM) strategic operating plan, ensuring alignment with Atlassian's real estate and business objectives. Develop proactive relationships with Atlassian's Workplace team to consistently exceed service delivery expectations and drive annual plans that deliver superior results.

Team Leadership & Development

Build and lead high-performing teams by fostering a culture of continuous improvement and innovation. Leverage business intelligence and best practices to drive service delivery efficiencies through new tools, process optimization, and innovative solutions. Manage direct reports to maintain motivation, engagement and personal development while executing succession and growth plans.

Operations & Compliance Excellence

Manage all client workplace experiences and facilities services for JLL-managed properties in India, ensuring complete contract compliance and performance specification achievement. Conduct regular FM asset evaluations for HSSE compliance and collaborate with teams and leadership on continuous improvement initiatives. Effectively manage communications during service outages and facilities incidents, including root cause analysis to prevent recurrence.

Technical Operations & Engineering Management

Oversee operations of all building systems, infrastructure, plant and equipment ensuring efficient, safe and cost-effective performance. Plan and manage Mechanical, Electrical, Fire installations and Civil works for regional facilities. Manage MEF project scope to deliver quality results within specified timeframes while reviewing contractor maintenance practices to align with manufacturer recommendations and established processes.

Financial Performance Management

Provide input for annual operations financial plans and manage expenses/capital within approved budgets. Compile financial commitment data supporting annual property budgets and regularly review operating expenses to implement cost savings consistent with asset management objectives. Prepare recommendation papers and seek client approvals for expenses within designated responsibility areas.

Workplace Quality Assurance

Conduct regular workplace inspections per agreed programs, ensuring work items are appropriately managed through JIRA service desk and required technology platforms. Recommend workplace asset replacement and refurbishment works aligned with lifecycle requirements and workplace conditions. Manage complaints related to service provider functions including cleaning, F&B, waste management, and front-of-house services.

Required Qualifications

Experience & Leadership

10+ years facility and operations leadership experience with responsibility for high-performing teams in service environments

5+ years technical and supervisory experience in building engineering systems across multiple sites or regions

Proven track record delivering operating plans through leading practices and rigorous performance standards

Significant vendor performance management experience

Technical Expertise

Professional engineering certification or equivalent technical qualifications

Technical skills certification/accreditation in related trades

Advanced knowledge of Workplace Experience and Facilities Management industry best practices

Knowledge of commercial real estate, project management and real estate finance fundamentals

Core Competencies

Exemplary client relationship management skills managing within high-performing JLL and client organizations

Strong team building capabilities with ability to motivate, develop and challenge team members

Proven time management and delegation skills with ability to manage multiple priorities in fast-paced, matrixed environments

Strong analytical, judgment, problem-solving and crisis management abilities

Excellent interpersonal and relationship building skills

Proficiency in basic computer applications, G-suite, and Corrigo (desirable)

Performance Standards

Internal candidates must demonstrate consistently superior performance evaluations in leadership roles over the past three years.

Position Requirements
