Performs general building system maintenance as requested. **JOB DUTIES – ESSENTIAL FUNCTIONS** Other duties and projects may be assigned or requested. + Maintain professionalism at all times with co-workers, contractors and customers. + Assist team with overall daily operations, maintenance and repair of HVAC, electrical, plumbing, and general maintenance requirements of building. + Respond, prioritize, complete, and follow-up on customer service requests per Company policy. Utilize work order system per Company policy. + Primary service requests types: HVAC, Electrical and Plumbing. + Perform or assist with general maintenance service requests when required. + Perform troubleshooting, repair, replacement, and preventive maintenance of HVAC, Electrical, Plumbing, and Energy Management systems/components. + Perform or assist with general maintenance tasks as required. + Use of energy management system (Engineer I: Basic Level, Engineer II: Intermediate Level). + Ability to read building and system plans (Engineer I: Basic Level, Engineer II: Intermediate Level). + Perform HVAC equipment operational checks/logs as required. + Perform fire pump(s) and/or emergency generator(s) run tests as required. + Understand water treatment process, perform testing and report findings to supervisor. (Engineer I: Basic Level, Engineer II: Intermediate Level). + Order parts and supplies as required; maintain stock and inventory control. + Coordinate maintenance efforts with contractors and technicians as directed by supervisor. + Inspect buildings and grounds for malfunctioning equipment building issues and unsafe conditions. + Report all known safety hazards, equipment issues and customer concerns to supervisor. + Share knowledge and train co-workers on troubleshooting, repairs and maintenance tasks as required. + Maintain all work areas in a clean and safe manner. + Complete other facility maintenance duties as required/assigned. **Continued Essential Functions** + Respond quickly to emergency situations. + Perform duties in compliance with all applicable codes, regulations and standards of all agencies having jurisdiction. + Comply with Company policies, procedures and directives. + Performs other duties or projects as assigned or requested. **ADDITIONAL ACCOUNTABILITIES** **Systems utilized:** + Kronos + Work order and preventative maintenance system (Angus) + Energy management system as needed + Computer and email as needed **WORKING RELATIONSHIPS** **Internal:** + Engineering management, onsite team and peers **External:** + Customers (tenants), contractors, vendors (e.g., security, janitorial, parking) **GENERAL REQUIREMENTS** Demonstrate initiative, personal awareness, professionalism, positive attitude, and integrity; exercise a high quality of customer service and leadership in all areas of performance. Understand, apply, and comply with all company policies and procedures. **NATURE AND EXTENT OF SUPERVISION PROVIDED TO THE POSITION** Work is provided on a task level basis and goals are set forth and expected to be achieved. Work is reviewed for good use of judgment as well as overall quantity, quality and efficiency. **SUPERVISORY/MANAGEMENT/LEADERSHIP RESPONSIBILITIES** May lead the work efforts of the Maintenance Tech as requested. **PROBLEM SOLVING** Solve routine problems that fall within guidelines of policies and procedures. Troubleshoot systems to ensure proper operation. **MINIMUM QUALIFICATIONS – EDUCATION & EXPERIENCE** + High school diploma or equivalent + Proven customer service skills, decision making/problem solving skills, and communication skills + Minimum 3 years of experience in building maintenance preferred, or 3 years of experience as HVAC service technician preferred + Completion of College or Technical School HVAC certification program preferred + EPA 608 Universal License + Intermediate Energy Management Training **OTHER QUALIFICATIONS – PREFERRED EXPERIENCE** + CSFM - Fire Pump Run Test Certification + Continuing education in HVAC, electrical, plumbing, energy management, and applicable computer programs + Intermediate knowledge of plans + Intermediate level computer skills **CERTIFICATES, LICENSES, ETC.** + California Driver’s License with clean driving record and valid vehicle insurance + CSFM - Fire Pump Run Test Certification + EPA 608 Universal License **EQUIPMENT USED** Computer, hand and power tools, ladders and other maintenance equipment. **LANGUAGE SKILLS** Ability to communicate clearly and effectively in English. **PHYSICAL REQUIREMENTS** + Use of hand and power tools and other maintenance equipment + Primarily Walking / Standing + Climbing Ladders and Stairs + Occasionally Sitting at Computer + Lifting Tools, Ladders, Equipment, and Parts + Pulling/Pushing Carts or Equipment + Below the waist lifting: 75 pounds + Above the waist lifting: 75 pounds + Push/Pull (walking): 118 pounds of force **WORK ENVIRONMENT** Inside and outside of structures. May be exposed to sawdust, smoke, chemicals and fumes. May be exposed to very loud noises.
