For information about ABM’s benefits, visit ABM Employee Benefits | Front Line Team Members (https://wpe-media.abm.com/wp-content/uploads/2025/ABM\_2025\_Employee\_Benefits\_Frontline\_v2\_English\_9.5.24.pdf) Essential Functions + Apply knowledge and experience in the day-to-day operations and maintenance of all related physical plant equipment. + Learn the plant systems and operating procedures for the physical plant to include: plant equipment and related machinery electricity, pneumatic systems, and basic mechanical systems. Also includes; air compressors, chillers, boilers, AHU's, oil water separators, propane station, paint booths, and frequency drives. + Make designated operators’ rounds, document equipment-operating conditions and identify and report non-standard conditions. + Perform advanced preventative maintenance functions on all equipment and make a positive impact in completing root cause analysis on troubled equipment, correctly troubleshoot problems and make appropriate repairs. + Show proficiency with the procedures/processes required to effectively test and analyze systems that utilize water treatment chemicals. Minimum Requirements + High School graduate, GED, or equivalent experience + 2+ years of relevant maintenance experience preferred. + Knowledge of standard practices of the HVAC trade. + Knowledge of applicable building codes, ordinances and regulations. + Knowledge of health and safety regulations + Knowledge of basic record keeping techniques. Computer Skills + Basic skills with Microsoft Office applications (Word, Excel, Outlook) + Basic skills in CMMS software preferred Communication Skills + Strong verbal and written communication skills and strong interpersonal skills are required. Physical Requirements While performing the duties of this job, the employee is regularly required to stand; walk; use hands to finger, handle or feel; reach with hands and arms; climb or balance; stoop, kneel, crouch or crawl; talk or hear and taste or smell. The employee must frequently lift and/or move up to 50 pounds.
