**Job Title:** **HVAC Applied Equipment Sales and Service Projects Manager**
**Job Summary:** This position is responsible for a wide ranged of services and activities related to preventive maintenance, repair and replacement of commercial and industrial applied equipment systems to help businesses minimize downtime, control costs and ensure optimal performance and maintain the efficient and reliable operation of commercial and industrial facilities. It also involves selling, estimating, planning, organizing, coordinating, directing and controlling all contract functions for National Account projects and other service projects or accounts as assigned.

**HVAC Applied Equipment Service Sales:**
**Essential Duties and Responsibilities:**
Responsible for a wide range of services and activities related to preventive maintenance, repair and replacement of commercial and industrial applied equipment systems to help businesses minimize downtime, control costs and ensure optimal performance and maintain the efficient and reliable operation of commercial and industrial facilities.
+ New chiller sales and installation: Providing and installing a wide range of chiller types, including air-cooled, water-cooled, and modular options, in various capacities.
+ Used chiller sales: Offering a more economical option for customers seeking to acquire chiller equipment.
+ Chiller rentals: Providing temporary chiller solutions for situations where a permanent chiller is not feasible or during repair and maintenance periods.
+ Chiller upgrades: Consulting with customers and recommending solutions to improve chiller efficiency, such as automating controls, adding variable frequency drives, or replacing compressor motor assemblies.
**Service Projects Manager:**
**Essential Duties and Responsibilities:**
Responsible for the successful completion of all aspects of the assigned contract between EMCOR Service Scalise Industries and the client for assigned Service Group Projects.
+ Prepare monthly financial forecasts and updates. Ensure that the contract is managed in a manner that meets all contractual requirements and financial goals.
+ With the assistance of the Trade Manager, lead a team of technical employees who are responsible for maintaining a strong, trained, and disciplined workforce.
+ Manage the overall operations of the contract, including coordination of turnover meetings; scope of work; construction schedule, customer relations, job cost management, cost control of project, purchasing guidelines, project staffing, schedule of values, change order management, value decisions, scope management, attendance at project meetings; compliance of project specifications, foreman coordination of project, and the performance of daily operations.
+ Evaluate and ensure the efficient operation of the project, controlling operational expenses at a minimum level that is consistent with sound industry practices and contractual requirements.
+ Provide administrative and technical direction and supervision to staff in completing work assignments.
+ Discuss, plan and delegate major project assignments to supervisory staff; determine building and maintenance priorities that are of significant scope.
+ In consultation with the COO and Service and the Trade Manager, make recommendations concerning the hiring, promotion, and termination of field staff.
+ Advise, discuss, and inform Client Staff members on construction matters and problem areas.
+ Execute purchase of equipment and subcontractor orders.
+ Coordinate purchase of necessary materials, consumable supplies, rentals, and services through purchasing agents from appropriate sources.
+ Maintain liaison with owners, architects, engineers, and contractors/ subcontractors engaged in new or renovation projects.
+ Maintain sufficient records, files, controls, procedures to ensure management and work production.
+ Enforce safety program and coordinates with Safety Director to ensure field forces receive proper training and proper site safety practices and procedures are followed.
+ Provide adequate and complete information to administration staff to ensure proper processing of all project correspondence, records, reports, etc. is complete and timely submitted and proper document control is maintained.
+ Follow estimating department processes and procedures.
+ Review plans and specifications for projects bidding.
+ Complete computerized bid reviews for project bidding by requested dates, including major equipment tally sheets.
+ Prepare scopes of work where applicable and note special conditions.
+ Attend pre-bids, make site visits, and fill out site visit checklist.
+ Perform computerized takeoffs.
+ Contact vendors and subcontractors to ensure adequate pricing for the projects and adequate scope coverage.
+ Review incoming scope prepared by vendors and subcontractors for compliance with contract requirements.
+ Assemble and evaluate all labor data for final use and input into estimate file.
+ Note any special conditions or considerations taken while in take-off mode on drawings.
+ Assist in preparing schedules and manpower loading and assembly of bids.
+ Forge and maintain relationships with vendors and subcontractors to promote partnership.
+ Acquire a working knowledge of the Trimble Auto Bid Estimating System. Acquire the ability to operate the systems through constant training.
+ Manage time and deadlines effectively in accordance with estimating schedules.
+ Assist in writing proposal letters for projects.
**Qualifications:**
+ Minimum of three years of experience in Mechanical Project Management and/or Trade School or Union Apprenticeship Program.
+ Knowledge of submitting written proposals, scopes of work, scheduling and coordinating site contractors and other assigned personnel; a thorough understanding of construction schedules and operations and the ability to meet demanding customer requirements.
+ Ability to plan, organize, coordinate, direct, and control all aspects of a new or renovation project.
+ Ability to collaborate with the customer to find mutually satisfactory solutions to difficult issues.
+ Ability to work with management systems and a variety of professional, administrative and industry personnel.
+ General working knowledge of major Mechanical Systems.
+ HVAC Service background with a minimum of five (5) years actual, practical working experience in the Commercial, Industrial or HVAC Chiller mechanical equipment service industry including maintenance, repair, modification and troubleshooting of primary centrifugal, screw, reciprocating and scroll, air cooler and/or water-cooled chillers.
+ Experience on water cooled centrifugal chillers and absorbers (Trane, Carrier, Daikin, and York) is a plus.
+ Knowledge, understanding and/or experience with various equipment such as cooling towers, pumps, heat exchangers, refrigeration equipment, boilers, unitary HVAC equipment.
+ Be familiar with and be able to trouble shoot large VFD Drives.
+ Experience with air cooled reciprocating and screw chillers is a plus.
+ Be able to trouble shoot HVAC controls and be familiar with BAS Systems.
+ Experience with Windows and MS Office and COINS a plus.
+ Demonstrated skill at developing and nurturing client relationships.
+ Excellent communication skills – verbal and written.
+ Ability to organize and lead a group of people.
+ Ability to work independently or as a member of a team.
+ Ability to adapt to ever changing priorities.
