PURPOSE AND SCOPE:
The Head of US Office, Lab, and Plant Real Estate & Corporate Security is a senior leadership role accountable for the real estate portfolio and corporate security program for all US-based office locations, specialized laboratory facilities, manufacturing and plants. This role ensures the efficient and strategic management of real estate transactions, design and construction, space planning, facilities operations, and security measures. The head is responsible for optimizing the real estate portfolio to support business growth and operational needs while ensuring a secure environment for all employees, assets, and intellectual property. This position reports directly to the SVP, Head of Global Real Estate and Security.
PRINCIPAL DUTIES AND RESPONSIBILITIES:
Real Estate Portfolio Management
Develop and execute a comprehensive US office, lab, and plant real estate strategy that aligns with long-term business objectives, operational requirements, and financial targets. Determine the right sized real estate footprint for US offices, labs, and plants. Engage senior leaders in strategic real estate for US offices, labs, and plants and drive disciplined financial management of real estate capital and operational spend for the same.Lead the Workplace & Facilities Readiness Workstream as part of FME’s Reinforcing our Hybrid Working model. Create welcoming offices and “hub” locations where FME has a substantive mass of employees located. Collaborate with HR and ITS to confirm or, where needed, increase site readiness.Oversee real estate transactions for US offices, labs, and plants, including site selection, leasing, acquisition, disposition, and renewal of properties, negotiating optimal terms and conditions.Lead all design and construction project delivery for US offices, labs, and plants, from new developments to renovations and tenant improvements, ensuring projects are on schedule, within budget, and compliant with all healthcare regulations. Deliver dynamic spaces for employees while designing and building with security in mind.Drive space planning initiatives for US offices, labs, and plants to maximize portfolio efficiency, accommodate evolving workplace needs (e.g., hybrid models), and support specialized requirements for lab and plant environments.Direct all facilities management and site operations for US offices, labs, and in-scope plant locations, ensuring efficient and cost-effective delivery of services. Commit to service excellence and ensure that landlords, internal/external facilities managers have a sense of urgency and provide a great workplace experience.By collaborating with the Global Real Estate Center of Excellence (CoE), increase focus on strategies, best practices, and innovation in the US office, lab, and plant real estate portfolio. Leverage data, digital, and technology to transform the in-scope real estate portfolio. Monitor US real estate market trends to identify opportunities, assess risks, and inform real estate investment decisions.Corporate Security and Risk Management
Implement a robust corporate security strategy to protect employees, physical assets, sensitive data, and intellectual property across all US offices, labs, and plant facilities.Oversee all physical security measures, including access control systems, video surveillance, security technology, and on-site security personnel, managing both in-house teams and third-party vendors.Enforce corporate security policies, procedures, and standards, ensuring compliance with federal, state, and local regulations relevant to US offices, labs, and manufacturing facilities.Lead the security response to incidents and emergencies at US offices, labs, and in-scope plants, coordinating with internal teams, law enforcement, and other emergency services.Conduct regular risk assessments for all US offices, lab, and manufacturing plant locations, with a focus on mitigating threats related to physical security, workplace violence, and facility-specific vulnerabilities.By collaborating with the Corporate Security Center of Excellence (CoE), increase focus on security strategies, best practices, and innovation in US offices, labs, and plants.Leadership and Collaboration
Lead, mentor, and manage a team of real estate and corporate security professionals, fostering a culture of high performance and continuous improvement. Lead an inclusive organization committed to an environment of career growth and professional development and role model strong skills in business acumen, financial management, people management, transparent communication, and relationship building.Act as the business partner to the Global Medical Office (GMO) Leadership team for real estate strategy and corporate security. Serve as the primary point of contact within Global Real Estate and Security for the Global Medical Office and cultivate relationships with key stakeholders in the GMO.Transparently partner with the business and functions and optimize the target operating model between in-house and outsourced capacity. Partner with third party organizations to execute on business needs in the most effective and cost-efficient way.Collaborate effectively with senior management and internal stakeholders—including IT, Legal, Human Resources, and Business Continuity—to align real estate and security programs with business goals.Develop and manage the budget for US Office, Lab, and Plant real estate and corporate security functions, ensuring resources are allocated effectively.Develop and present reports on real estate portfolio performance, security incidents, and risk posture to executive leadership.
