**Job Title: Maintenance Technician** **Job Description** We are seeking a diligent Maintenance Technician / Handyman to ensure the efficient operation and upkeep of residential properties. This role involves performing various maintenance tasks and addressing service requests in a timely manner while maintaining a clean and orderly work environment. **Responsibilities** + Complete all service requests within 24 hours, unless extraordinary parts or labor are required. + Maintain the maintenance shop in a clean and orderly manner. + Ensure all amenity areas are properly maintained. + Repair appliances and apparatuses within the premises. + Communicate effectively with tenants during service calls. + Utilize various hand tools and test equipment, with weights ranging from a few ounces to 40 pounds. + Use a 30-pound can of refrigerant for servicing air-conditioners. + Hand-carry and use a 70-pound refrigerant recovery unit. + Install air-conditioning compressors weighing from 40 to 120 pounds. + Install air-conditioning condenser units weighing 100 to 250 pounds. + Install furnace/forced air units weighing up to 90 pounds. + Install hot water heaters weighing between 70 and 90 pounds. + Install commode/closet combinations weighing 40 to 50 pounds. **Essential Skills** + Proficiency in using hand tools. + Basic plumbing, electrical, HVAC, and carpentry skills. + Ability to work independently at residential properties. + Strong communication skills to interact with residents. **Additional Skills & Qualifications** + Experience in general property operations. + Knowledge of heating and air conditioning systems. + Proficiency in pool care, electrical, and carpentry work. + Appliance and equipment repair skills. + Wallpaper and painting experience. **Why Work Here?** Join a company that offers comprehensive medical, dental, and vision benefits, along with a 401k plan.
