**Job Title: Maintenance Technician** **Job Description** We are seeking a diligent and skilled Maintenance Technician to ensure timely and efficient resolution of all service requests within our residential complex. This role involves maintaining the upkeep of amenity areas, appliances, and various apparatuses. **Responsibilities** + Complete all service requests within 24 hours unless extraordinary parts or labor are required. + Maintain the maintenance shop in a clean and orderly manner. + Ensure all amenity areas are well-maintained. + Repair appliances and various apparatuses within the premises. + Communicate effectively with tenants during service calls. + Utilize various hand tools and test equipment, which may vary in weight from a few ounces to 40 pounds. + Service air-conditioners using a 30-pound can of refrigerant. + Hand-carry and use a 70-pound refrigerant recovery unit. + Hand-carry and install air-conditioning compressors weighing from 40 to 120 pounds. + Hand-carry and install air-conditioning condenser units weighing 100 to 250 pounds. + Hand-carry and install furnace/forced air units weighing up to 90 pounds. + Hand-carry and install hot water heaters weighing between 70 and 90 pounds. + Hand-carry and install commode/closet combinations weighing 40 to 50 pounds. **Essential Skills** + Proficiency in using hand tools. + Basic plumbing, electrical, HVAC, and carpentry skills. + Experience with general property operations, heating and A/C, plumbing, pool care, electrical, carpentry, appliance/equipment repair, and wallpaper/painting. **Additional Skills & Qualifications** + Ability to maintain a professional appearance and communicate effectively with residents. **Why Work Here?** We offer comprehensive benefits including medical, dental, vision, and a 401(k) plan. The standard shift is Monday through Friday, from 8 am to 5 pm. Be prepared for on-call work and potential overtime, with additional compensation for emergency responses. **Job Type & Location** This is a Contract to Hire position based out of Bellport, New York. **Pay and Benefits** The pay range for this position is $20.00 - $25.00/hr.
