Job Description

The role is responsible for ensuring compliance with guidelines, standards, and strategies in alignment with local requirements and legal regulations, making adaptations as needed. It also includes preserving the value of assets through a defined asset and maintenance strategy, as well as defining and controlling the annual real estate budgets. The person in this role will lead the on-site Real Estate community and act as the main point of contact for detailed information needs at the site. Additionally, they serve as the quality gate for new sites prior to handover to users. Responsibilities also include managing daily FM operations (both hard and soft services), overseeing FM and renovation projects, and coordinating local space planning and occupancy. The role ensures proper Business Continuity Management (BCM) setup, aligns ongoing projects and BAU activities with the Cluster Lead, and acts as the single point of contact (KAM) for the plant or site manager, serving as the first line of contact for escalation matters.

 

Negotiate the SLAs for each plant and location where FCM services are provided.

Manage the budget and deliver reports generated for each expense, budget, etc.

Prepare the Real Estate budgets for the annual budget cycle using a bottom-up approach, deduct internal rentals, and periodically control operating costs throughout the year.

Establish and align demands with standard requirements.

Manage the Real Estate community and assign resources for local tasks and requests.

Match BAU asset information to specific requests.

Support the site selection process ("buy", "lease", "build") and prepare for operational audits by executing the handover to users.

Ensure customer satisfaction.

Establish and implement the BCM concept, conduct periodic audits, and ensure compliance with local requirements.

Lead daily FM operations and manage FM project execution.
