Industrial Maintenance and Operations Assessor – Fire, Life, and Safety (FLS) Focus
The Industrial Maintenance and Operations Assessor with Fire, Life, and Safety experience will be responsible for performing commissioning inspections, technical audits, and consulting on fire, life, and safety (FLS) systems, mechanical, electrical, HVAC, and material handling equipment (MHE). The desired candidates will also possess a general knowledge of maintenance and operations procedures including inventory part storeroom management and facility/maintenance management systems. The assessment professional should have evidential experience of one or more of the following disciplines: fire, life, and safety (FLS) systems, industrial electrical systems, industrial mechanical systems, industrial controls systems, and material handling equipment (MHE).
ESSENTIAL DUTIES AND RESPONSIBILITIES: include the following. Other job-related duties may be assigned in conformance with state and federal regulations.
Adheres to a Safety First mindset in all actions. Collects detailed asset data collection and performs condition assessment observations of client site FLS systems, equipment, and components for the purpose of identifying significant physical deficiencies, operability, and adherence to compliance with NFPA, NEC, and local building codes. Performa functional testing and verification of Fire Life Safety systems, including fire alarms, smoke detectors, suppression systems, strobes, pull stations, emergency lighting, and mass notification systems in accordance with NFPA 72, 101, and applicable local codes. Collects detailed asset data collection and performs condition assessment observations of client site structural, mechanical, and electrical equipment, and components for the purpose of identifying significant physical deficiencies and operability in accordance to recognized and generally accepted good engineering practice. Conduct performance testing of medium-to-heavy electrical systems, including panelboards, switchgear, transformers, automatic transfer switches (ATS), uninterruptible power supply (UPS) systems, and emergency generators. Executes acceptance testing, load testing, and system integration testing to validate electrical infrastructure performance against design specifications and commissioning requirements. Utilizes specialized testing equipment (e.g., multimeters, insulation resistance testers, power analyzers, infrared cameras, and circuit tracers) to diagnose and document system performance. Maintains thorough documentation of test results, non-conformance issues, and resolution tracking for closeout and commissioning reports. Conducts technical validation and auditing of major material handling conveyance equipment, new and existing, for maintenance and operability in manufacturing environments. Supports commissioning and re-commissioning of MEP systems in new construction, retrofit, and mission-critical environments. Participate in integrated systems testing (IST) to verify coordinated operation between fire alarm, mechanical shutdown, emergency power, and building automation systems. Provides photographic documentation of equipment tags, data tags, site and building features, and documents observations in a BV proprietary data asset collection system. Will utilize experience with using a CMMS program for documenting work orders, storeroom inventory usage, and asset identification. Prepare detailed testing protocols, procedures, and reports to document findings, identify deficiencies, and support corrective actions. Interface with contractors, engineers, and client representatives during witness testing, punch walks, and system turnover activities. Ensures all testing procedures adhere to safety regulations, project standards, and applicable codes (NEC, NFPA, IEEE, NETA, etc.). Prepares detailed reports by collecting, analyzing, and summarizing information and trends found at project site. Conducts interviews with the client in order to provide the highest level of service pertaining to building and equipment systems and operations. Reviews repair/improvement costs incurred by tenants/ownership along with the following documents (if available): certificate(s) of occupancy, maintenance reports and logs, Building and Fire Department inspection reports, and warranty information. Maintains project-by-project communication with Lead and Senior Project Manager and keeps them informed of any actual or potential problems, including access or delivery issues.

Enhance professional and technical knowledge by attending educational workshops, reviewing professional publications, establishing personal networks, and participating in professional societies. Comply with federal, state, and local legal requirements by studying new and existing legislation, anticipating future legislation, enforcing adherence to requirements, and advising management on necessary action. A demonstrated ability to use and skillfully operate a laptop computer, iPad and associated technology, programs, specialty applications, and proficiency in all Microsoft Office applications is essential for this role. Successfully work from remote location and have good time management skills to meet work performance expectations.SUPERVISORY RESPONSIBILITIES: This job does not have specific supervisory responsibilities.
QUALIFICATIONS:
Education and/or Experience:
o High school diploma or GED required. Diploma from a trade school, technical college, or vocational school preferred.
o Experience in the testing and commissioning of Fire Life Safety systems and/or electrical MEP systems in commercial, institutional, or industrial facilities.
o Hands-on experience conducting functional, acceptance, and integrated systems testing of electrical infrastructure including switchgear, ATS, UPS, generators, and power distribution equipment (up to 480V or higher).
o Knowledge of building automation systems (BAS) and how FLS and electrical systems interface with mechanical controls.
o Journeyman credentials in mechanical or electrical disciplines preferred.
o Five or more years of experience desired but not required performing equipment maintenance, building inspections of commercial, institutional, and industrial buildings.
Specialty Qualifications: It is preferred but not required to have one or more of the following backgrounds:
o Maintenance: Experience working as a maintenance technician on material handling equipment. Performed PM’s, the ability to identify potential issues and experience troubleshooting malfunctioning equipment.
o Electrical: Possesses the practical knowledge in the field of electrical infrastructure maintenance and/or construction. This includes the installation, maintenance, replacement, upgrade, and repair of electrical systems up to 480 volts.
o Fire, Life, and Safety: knowledge of industry standards, ability to interpret local fire and building codes, and the ability to apply existing knowledge of maintenance and testing of systems to project requirements.
o Storeroom Parts Management: This includes experience in Computerized Maintenance Management System (CMMS) usage, inventory parts recognition, inventory parts usage, and maintenance routines.
o Familiar with Lock Out Tag Out (LOTO) procedures for multiple energy systems.
o Experience with operating lifts and proper fall protection procedures.
Certificates, Licenses, Registrations:
o Valid driver's license is required with no significant MVA points/violations (clean driving record).
o OSHA 10 Certification desired but not required.
Other Qualifications:
o Personal credit sufficient to charge business travel expenses of up to $2,000 required.
o Personal mobile phone and supply your own internet service.
o Ability to use and skillfully operate a laptop computer, iPad and associated technology, programs, and applications is essential for this role.
o Adherence to a Safety First policy and is familiar with industry and general safety standards and regulations around industrial maintenance and fire protection codes.
o Strong written and verbal communication skills.
o Excellent time management skills including ability to perform multiple priorities in a fast-paced environment and ability to work independently.
o You can traverse, observe equipment, and record data and photos on safely accessible roofs and other high or open areas, which may require ladder and/or hatch access.
