General Purpose

The Floating Leasing Consultant (FLC) provides information, onsite tours of multiple properties, with the intent to lease apartments to prospective residents; provides customer service to existing residents to make a positive impact for the properties.

Essential Duties and Responsibilities

Actively participate in leasing and marketing of the communities to maximize occupancyStand to meet and greet clients, prospects, and residents in a friendly and welcoming manner, always conforming to Fair Housing regulationsMaintain the highest level of customer service and online presence to obtain satisfactory scores on surveys/reviews from residents and prospectsAnswer lease related questions in-person, over the phone or electronically. Involve Property Managers or Assistant Managers as neededTour communities, amenities and vacant apartments with prospects and have current knowledge of apartment specifications, vacancies, notices, and rental ratesAdvance preparation for new resident’s move-in by completing the Lease File Checklist prior to move in date by inspecting the unit, making sure the lease paperwork and keys are readyUtilize the lead management system, record all activity and accomplish daily follow up with all prospective residents in accordance with the policy of the propertyInspect the model apartments and target apartments and tour path to ensure they are ready to show and make a good first impression to the potential residentsReview current rental rates, apartment sizes, availability, and the amenities of property, and understands and utilizes Revenue Management System (if applicable) Responsible for having a thorough knowledge of the surrounding area, comparable communities in the area, schools, shopping, bus lines, and be able to convert the knowledge into a selling benefit for the property Shop competitive properties in person and over the phone, and understanding their pricing, fees, concessions, and amenitiesDevelop full knowledge of application information required, understand the screening process and be familiar with the resident selection criteriaUnderstand and maintain an on-going resident retention program under the direction of the Property ManagerMaintain knowledge of current market conditions, as it pertains to your competition Send renewal letters to residents and tracking the number of renewalsCourteously process resident communications including service requests, entering the request into Yardi and communicate the request to the Service TeamAccurately complete lease forms and collect rental depositsResponsible for maintaining and updating Leasing Binder Requirements

  

Experience:

1-2 years sales and customer service experience requiredPrior Leasing experience preferred

Education: 

High School diploma or equivalent
