Financial Analyst – Investment Analysis

This key role will support the evaluation of new hotel development opportunities across Latin America, including franchise and management contract deals. If you have experience in hospitality, real estate, or investment banking, and want to be part of a global company with world-renowned brands, this could be the perfect next step in your career. **KEY RESPONSIBILITIES **     **_Job Summary – (Role Summary)_** Responsible for initial financial and investment analysis for development opportunities including management contracts and franchise contracts.  Perform market analysis, P&L build-up and other ad-hoc analysis for development opportunities.  Coordinate the tracking of occupancy and ADR performance numbers and provide reporting information and related analysis to internal developers and operators.  **Essential Duties and Responsibilities – (Key Activities)**    Underwrite proposed transactions including coordinating the generation of pro-forma projections and capital papers to be presented to the regional committee.   Market Feasibility Analysis – Obtain historical occupancy and ADR performance for the competitive set from Smith Travel.  Review historical supply and demand growth patterns for the competitive set and identify any known additions to supply/demand in the market. Project occupancy and ADR for the Subject and determine viability of the Subject within the market.  Draft commentary to support financial schedules.   Perform market analyses to include studies of existing hotel supply, potential additions to supply, current/future demand generators, and market specific trends.   **REQUIRED QUALIFICATIONS**   **_Education_** – bachelor's or master's degree in finance, Economics, Business, Hotel Management, or a relevant field of work, or an equivalent combination of education and work-related experience.   **_Experience_** – At least 2 years of progressive work-related experience in hospitality financial analysis, forecasting, statistical analysis, data mining or similar, with demonstrated mastery of technical and business knowledge and understanding of multiple disciplines/processes related to the position.     **_Technical Skills and Knowledge –_** _ _   Demonstrated clear, concise and succinct communication skills, including adapting both verbal and written communication to the needs and level of user.   Demonstrated knowledge and understanding of the relevant labor market, economic conditions, and industry trends. Demonstrated ability to analyze these factors and draw logical conclusions.   Demonstrated ability to establish industry networks. Creating & maintaining industry relationships with consultants and real estate developers.   Demonstrated ability to use statistical mining software and related programs, as well as to generate documents or reports in Excel, Word and PowerPoint.   **ACCOUNTABILITY **    Performs studies and analysis of more complex markets using general guidelines, policies and procedures. Determines the results of analysis and presents final reports / recommendations to Manager/Director for review.   Independently determines course of action for gathering information.
